I don't care what these guys do. Preston who? People will always need a place to live.
Watch out IF these guys liquidate their rental portfolios. Can you say OPPORTUNITY!! Also, if the market drops again, all those down market strategies will work again.
I have several landlord buyers that are looking to liquidate their buy and hold inventory to do more fix/flips. Very interesting. What kind of a market does thins indicate anyway???
The more naysayers the better it is for action takers!!

Hello Michael, I just want to say thank you, because I'm new to the DG Family and I'm hearing all this stuff about "Death to RE investing" and things are not working anymore that did, so I am a little confused.
I'm trying to work on my deal but I'm feeling bombarded with a lot of information.
Now on your post you said that "all those down market strategies will work again", what do you mean? Is most of the stuff outdated? The last book I got was 2011- Profit from Real Estate now, I want to know if I can still do assignment deals and lock ups, it seems that no money down to lock something up on a contract doesn't work if you don't get pre-approved for a loan or have a cash buyer?
Please help!

I don't think that the housing recovery is over, at all, but things could change, I suppose. Even if the recovery were over, foreclosures and pre-foreclosures would go up as would the demand for rental properties which is all good news for investors.
The National Association of Realtors says that demand for rentals has gone up 5%, and the demand is already huge in many areas.
