Bandit signs not working

Bandit signs not working

HI

put out 25 bandit signs and have not had any calls.only from the bandit sign police.

sign said: WE
BUY HOUSES
any condition
phone #

I think mabey the handwriten aspect of the sign could be the problem, any thoughts?

maybe it's the location

of your bandit signs; is the size 18"x24", yellow?
You have to monitor your signs once you put them up to make sure that they are still there; if they're gone, you have to keep replacing them.
If they're still there and you have not received any calls you may want to try different areas, close to Walmarts and McDonalds, where cars slow down...

Bandits

Keeping trying. Drive the area and when your signs are up to determine if they are easy to read and more important you can get the info down. If not move them so they work. You have to flood the area and give people time to see them and comprehend what you're offering. It took months every weekend for signs to work for me. I learned a few signs are not worth your time depending on your area it is 25 plus and you have to be consistent. ( I knew they were illegal and would get up at dawn on Saturday to put them out if Friday night didn't work out), unfortunately I was shut down just as I was getting going. Not only code enforcement, but other businesses turning me in, local police and the local paper all anti my signs. So still looking for the technique that will work as well. Bandits do work but you need a lot and make sure you can get away with them! Good Luck.

Well thank you..... I have

Well thank you.....

I have put them up and I think that in most areas they will stay up. I am just worried that they seem too "amateurish"

What did you write on your signs?
Did you hand write them?

No handwritten signs

I'm sure it looks amateurish and is probably the reason why you're not getting any responses

For people to invest in you, you have to invest in yourself properly

And always be aware of spelling

handwritten

Matt and Dean say handwritten.

That'd be who I'd listen to

it's not the sign

It's not the signs. The method has been proven ALL over the country.

Yellow signs (18x24)
black handwritten

WE BUY HOUSES!
Any Condition!
Phone #

simply works! the location of placement may not. you say busy intersection. are they visible? meaning once a full interstection are adjacent cars blocking visibility? To busy for one to be able to get #? etc

check this old post for addl ideas/locations

Could it be...

that maybe,.....just maybe,..... the signs ARE the reason???

Is it in any way, even in the most miniscule possibility that people who might be investors or buyers see the sign(s) that are handwritten and say, "they couldn't take the time to spend money on professional looking signs so why should I invest my time to call to do business with them???"

If any type of sign put out would not be a problem, the people on here who complain about their bandit signs wouldn't have a reason to complain or you would be hearing more success than frustration stories.

And just because Dean and Matt have done it and it works for them does not mean it works for all; some people look at things very differently. I see bandit signs all the time and some I call, some I do not.

However, I would NEVER call a bandit sign that was handwritten. Why??? Because of the reason I gave above; if you can't take the time to invest in yourself, why should I think you would be professional enough to do business with???

Just a thought

just a thought

how many of matt & deans signs have you possibly passed up & not called? just wondering & no offense intended.rich.

took the time to place handwritten bandit signs in the NYC area, none.

I take offense to nothing said

I agree with elix

I like to call on the handwritten signs just to see what kind of person puts these out. They look tacky and sloppy. Worst of all they take more time. Bandit signs should not be your only source of marketing. Sometimes you will get calls and sometimes you wont. I've had many signs out over the past couple years and usually the only time I get calls is when I have them in a the yard of a house I am rehabbing, then people know you're legit. Most of the calls you get won't go anywhere anyway, but its the one that do that count. If I were you I'd spend less time putting out signs and more time making offers on listings. Be proactive, marketing can and will be productive but it is also passive.

Placement over professional

Since being involved in using Bandit Signs, I've taken special notice as to the other signs that are out there. My BIGGEST bone of contention is that I can't read the ones I'm passing more often than not. Either the wind has blown them over so they are at an unreadable angle or the lettering is so small I'd need a magnifying glass to read them. One person put so many signs out along the main road to town probably thinking that people would have multiple chances to get the info. The problem was all the lettering on all the signs was so small that you just couldn't read it while going the speed limit (which was 50 MPH). Having a lot of signs helps but having the right signs helps more.
Make sure you can get the most important info to a prospective buyer in under 3 seconds if they are driving or readable from a distance if they are stopped. I chose stop signs as my favorite location because everybody HAS to stop at them. I don't have to worry about only getting the drivers that are stopped by a red light.
Hand written signs work unless they look to childish. BIG BOLD BLOCK letters work best for me.

Hope this helps...

Mine

Were handwritten and I got plenty of calls. Neat handwriting, block letters, words spaced apart good enough, "I buy houses" and phone number were written as large as possible, while fitting "any area any condition" between them.

Handwritten Font

If you want to save time from handwriting all them, you can write out your message on a piece of paper with a thick marker, then fax it over to a sign shop. They should be able to transfer your message with your handwriting to a full size sign with no problem.

Or just take a clear picture of your current sign with your writing and email it over to them.

Of course, this only helps if you are duplicating the same sign with the same number.
