I've been using bandit signs for quite a while and now have been shifting my weight to using yellow letters because I've been getting a good response rate. But I've been using Listsource for absentee owners but wondering where in the world is a good way to get probate and inheritance list leads?
I've heard lately that it's a greater way to better your chances at a deal. It's a "secret" niche.

Hi Adam,
The best way i have found so far for probate is to get the local papers and look thru them. There is a section on probates or you may have to go to the county records and look thru there database on recent probates. I have not found any other way to do this maybe someone else does.

I never heard of a site for probates list but like the gentleman above said you can go to the county records and probably get a list from there. look on Craigslist for Estate Sales; go to them and hand them a letter with a couple of your business cards (one that they can give to a friend or family?), and let them know that you buy properties cash!

One problem with going to the courthouse is they charge 5.50 for each record pulled AND you need an actual case number/family name. :/ of all things lol

There are two notices you want to look for, notice to creditors and notice of petition to administer estate. Don't expect to find many of these in your local newspaper. Most cities have smaller legal/business newspapers and publications where these are published. The cost to run the ad is much cheaper than the regular newspaper and it meets the legal requirement for publication of the notices. These notices give you the name of the estate, the case number, and who is petitioning to administer the estate. If you go to the court house, you should be able to see the record for no charge and copy any pertinent info as it is a matter of public record. No need to pay for them to make a copy of a lot of stuff you won't need.
I read a really good book on Probate. It's called "Creating Wealth Through Probate" by James G. Banks. It really explains how to research and put offers in on Probates. Got it used off Amazon for $10 I believe. A great addiction to your REI library for sure.

You can buy inheritance leads through USleads I believe. I'm sure they are more expensive than the absentee owner leads.
As for probate...look through your newspaper or go down to your local courthouse and they can get you looking in the right files. It's time consuming but can be well worth it.

@Adam. There are 3300 or so counties in this country. They all handle probates differently. If the county you are in charges then go a mile or two away and try another. Some counties publish them free in the newspaper (Kentucky) while others have an online site. In NY you can go to probate court and scroll through the designated computers for the information. If its crowded they limit you to 10 min however if its not you can sit there all day. Call different probate courts and speak to a knowledgeable person
