Bandit signs are great

They are great but not legal in all towns and cities. I have used them and they continue to get pulled out by the city. Now they have called me and threatened will fines if we continue to put them out.

I agree

I agree with that and for the first couple of times that's what it would be after that they will get nasty about it. It doesn't do any good to cause conflict within the areas you are trying to work. We have to obey the laws, there are other ways that work that won't aggravate the town officials.

I work with investors like yourself to determine what you need in a property and my partner works with the properties that best match your criteria. Do you have a few minutes to help me understand your situation and what you’re looking for?”
Note: If they have time, move forward, if not, set up a specific day and time to call them back.
Get personal criteria
“What kinds of deals are you doing right now?” (Buy & sell/buy & hold/lease options, etc.)
“How often do you buy?” (Frequency)
“How fast can you close on a deal?” (Cash buyer, has financing lined up, etc.)
Get property criteria
“What kind of neighborhoods do you buy in?” (Low, middle or high)
“What’s your price range?” (100k-125k, 250k-275k, etc.)
“How much equity do you need”?
“What size of homes do you buy? “(sq ft, # of beds & # of baths)
“Do you work with rehabs?” (If so, what type and how much)

Note: If they have time, move forward, if not, set up a specific day and time to call them back. Also, by getting their property criteria first it allows you to develop some rapport without getting too personal right up front.

Is that some people plaster the whole town with bandit signs and the town gets upset. You have to do it with taste and do it at quality intersections, not in the city.

Forget about scrips , just answer your phone and talk. That's the only way you are going to learn and get deals, is ok to make mistake. When I first started, I let my recording take my calls and 000 deals. I started picking up my Cell and the deals started happing. Remember to keep it simple, it works.
