I am trying to build my buyers list. One of the techniques that I am using is craigslist. I have posted 3 ads on there and haven't received a single call. I am using the same ads that are in dean's books or that I have found in the DG forums but not a single call. Any thoughts as to what the problem is?

My husband posted an ad in craigslist that we've gotten one phone call on so far and we've been playing phone tag with the guy.
I posted an ad in my own account yesterday but my gosh, the RE Service ads are like, over 100+ just for one day! I have no idea how to make an ad stand out on that site. I just went to try and find ours and it's like they're BURIED in all the other ads posting the same thing.
Today we sent letters to 14 rental property owners so we'll have to wait a few days to see the results of that. And I think my husband posted flyers but I'm not sure. I'll have to ask him. If he hasn't, then we have to do that too.

I have created a spreadsheet in excel for the list, but would like a few pointers.
Do I just advertise that I am selling investment properties and am looking for investors to match up their needs?
I found this info in another forum, and it worked great for me. Blast this text to all your contacts in your phone, regardless if you talked to them yesterday, or yesteryear. "Hey you! I'm working with a friend to sell a house fast and cheap. Do you know anyone that has rent houses or buys and flips houses! This is (your name)" That's it. try it and see how the response is.

This is an ad I got from another person on the DG site. Wish I would have saved his info so I could give him the credit. This is the ad I put on craigslist.

This ad really worked well. Got 8 buyers on my list in couple of days.
Another thing I do is every 7 days I delete my ads and put them back up so they will go to the top of the list again. I also use different smybols in front and back of the headline to make them stand out.Such as^^^ *** ### @@@.

Its great that ever one is so helpful here but don't copy what they say exactly,put it in your own words not theirs. I look at ads all the time and I can pick out DG students on most ads.Imagine this,looking at Craigs list (House for sale) section for the whole US.You see the exact same ads all over.It appears that the same person is placing multiple ads every where.Would you call thinking it was the same person placing ads everywhere?You might call one or two and then when you find out the purpose is all the same you stop calling and avoid those types of ads.Their are thousands of DG students and hundreds of thousands of students and investors from all over the United States.So do you get the point.Think of your ad as a marker on a map.Their are literally thousands of the exact same markers on the map.Make your marker stand out so it doesn't get lost in the crowd.The way to make it in this business is to be unique and adapt your own personality not DG's.You need to send this to all your friends on here and get this message out because its a real problem that has been started and needs to stop.This is hendering a lot of you from making gains in your RE career.No response no money.Be original.I hope this was helpful.

I have been on DG for awhile now. But I have been having trouble with posting ads on craiglist too. I dont get much response on my ads either. I do change my adds up too and change the wording from add to add.

You're absolutely right. I have always reworded things when people gave me ideas to say or write. It should reflect how your personality and how you speak. It sounds more genuine that way and more believable.
There are many ways to find buyers. Diversify your techniques to find buyers. Posting ads is one way and it’s a very reactive technique, meaning that you are posting and ad and waiting for people to call you. Diversify by utilizing some proactive techniques. For example, look up ads that say “We buy Houses” or “Cash for Houses” or “I buy Houses” and CALL them. Go to real estate investments clubs, foreclosure auctions, have your agent pull listings of sold properties that have sold for cash in the last 90 days (most of them will be investors). Be proactive and reach out to buyers/investors and make it happen. Put your message out with ads but call on ads. You need to diversify when marketing your business.

If you type this in the search section below dean's picture, you will get some good ghost ads that you can use word for word. Hope this helps.

It is what it is 'til you change it.
I pulled up the listing for my County of Section 8 rental owners. (this should be public information)
Then I called each one and asked if they were interested in adding to their property investments. Most were interested so I offered to add them to my VIP list of buyers.
I am now calling other Counties near by to continue adding to my buyers list.

I have been calling ReMax and Keller William realtor offices in my area and using the DG script and then sending an email asking for listings of the cash buyers in my area with no luck. I plan on trying some other techniques as well. Any suggestions on finding a good RE Agent??? Live in Raleigh, NC. Also, need experienced wholesale partner. I have heard that Durham, NC, is better for finding investment properties from 2 realtors.
I have found that the agents at ReMax around here at least wont deal with investors. Have you tried a smaller realty company in your area.

Great Advice!
I hope everyone new to the realm reads this because it is so true. I haven't begun the online process yet, but have already thought of all these newcomers, myself included in being a newcomer, using the exact verbage/techniques and I'm slower because I am trying to discover another way to let it all unfold at once. I feel it will all happen in sequence but I need to be completely prepared in the professional sense.

A buyers list is the most important thing you can be doing when you are just starting your business. Your hard work and effort will pay dividends in months to come.
A buyers list is not just a once in a while tool. A buyers list will be constantly going on for a long time or until you have a group of buyers you can consistently count on.
I like to place 8-10 ads in 8-10 Classifieds. You can google “free classifieds + your state” to find more classified addresses. It’s Very Important to change your ads every 4 Days. Be creative in placing your ads in classifieds.

IT IS OF SO MUCH IMPORTANCE TO have that buyers list, but we do also have to find different ways to advertise especially on craigs list.
