Now, go call all those for rent signs (ep. in te same neighborhood as the house), and all the for rent ads in the local paper and on craigslist. Get to know them, because they might be a seller, a buyer loking for more properties to buy, or both. That's how Larry the flip kid does it.
The main thing is you are taking action, and that's what matters most.
I think the seller was not too happy with the offer, but I told him it was good for 30 days and why we had the lower offer. This gives him so time to think and to have a way to sell if he just really wants to sell, but cannot on his own. Will wait for his reply hopefully soon.

I found the house by putting up signs (bandit signs) saying that I buy properties. Well I chose it because the numbers worked and it had good tenants that were on a month to month lease. I could either keep them, which was likely as they wanted to stay, so I wouldn't really have to update, nor would a buyer that I would advertise this property to. I would advertise to landlords who were looking for another property. There was enough room to buy and sell for a profit with little work other than advertising for a new buyer.

I will pm you, as the buyers were offended and said they would rather hold onto the house for the rents. There counter was just too high to make the numbers work, and in their counter they basically said it was a no go!! I'll just have to move on, so yes I will pm you now.
