The garage could add another 4-500 square feet of living area. The city building requirements will goto 3000 square feet of living area w/o adding a 3rd garage; however, because there isn't going to be any new structure, they may make an exception. and we had to work with the seller's about 2 months to get it under contract for the price we have it at. It is NOT listed on the MLS. Another prime thing of importance when dealing in Southern CA! It gives a little advantage tot he buyer if it doesn't show up as previously listed when someone goes to resell it.

CO-wholesaling in Southern CA is the way to succeed with wholesaling here. I always tell people that your netWORTH is only as good as your netWORK! Networking is the best way to successfully close deals in Southern CA.
I will say only one person has brought in a buyer that drove by the property. And funny enough, that was someone I already knew, but I know him on the commercial side, not SFRs, so I didn't send him the information! So, if he was to buy it, even though I already knew the buyer, because *I* didn't bring him to the table, that person would still get paid *IF* he bought the property.
That is actually how my first wholesale deal closed! I brought in a buyer I knew would jump at their property. Turns out the buyer and seller knew each other so well they were going to go into business together at one time. I did get paid.
I had a buyer a few days ago that I have on my list who was going to buy it, but he needs to get financing for a part of it for this amount and doesn't think its going to work out, so act fast and YOU can still make $5K on my deal!

Can you email me, as I won't be around the next 2 days, so I can get my emails on my phone. Let's hope he is the one to buy the property! I've had many look at it and decide against it. The comps can't just be done by looking at a map; they have to look at the commps to determine the high end comps, or they'll never calculate the ARV right on their own. I've had 4 people do it right and they do agree with the value, as well as talking to an appraiser and several local El Segundo RE Agents. But, if the buyer doesn't know this area, they'll make the same mistake some of the other buyers have.
I'm trying still as well, but if it sells before I get anything...no worries! There's plenty more! Though its been really frustrating getting people to say "yes." or at least contact me back!
Regardless, I'm not staying on the sidelines here!

Still waiting to hear back from my buyer after talking with you this week. I sent a "follow up" email today hopefully to light a fire, said he was reviewing it on Monday...it's Wednesday, the suspense is killing me! I hope to hear back soon. Crossing my fingers, praying, swearing, praying again and hoping it works out for everyone!

You have all made great efforts and done great things and taken action! I am bummed because several of your efforts and my own have brought forth many buyers wanting to buy the property. But, this is a divorce situation and the wife is now trying to buy out the husband with a loan. Everything is on hold until we hear further on her loan. So far, things look like a go, but I know from experience in this loan environment that just because someone is approved it doesn't mean anything. I even know that being approved through 2 underwriters nowadays doesn't even mean anything; the 3rd underwriter could decide not to do the loan. So, if you have buyers, let them know that this property is on the backburner; it may become available again, but it may not. This is the thing when dealing with FSBOs, they never go as planned. I actually have a buyer willing to pay the $785K of my own as well, but didn't come forth until later in June when she was pursuing it. As of today, she got her pre approval.
So a lot of work went into this one , but it may go nowhere. Lots of new buyers for all of us though and a lot of action taking by all of us. I will let you know if anything changes. ;(
