I was just in the area this week. I totally see why this area is HOT! Any cash buyer with 785k to spend is a keeper. The profit in this deal for the cash buyer is rediculous. I have bandit signs all over Orang County and am building my buyers list everyday, let's see what I can do.

Curious, are your bandit signs staying in place? Mine get taken so quickly, I'm lucky to get an hour of exposure. The ones at the freeway exits seem to last the longest.

NO, you absolutely do not have to be the one on contract. This is done all the time using Dean's techniques; Carol Stinson does this as well. One person has the property under contract, the other person brings the buyer; everyone gets paid. Share the wealth, there's plenty to go around.
I have forms I use to get paid for just bringing the buyer to someone who has a property under contract. I have personally done this myself and gotten paid out for doing it.
I brought the buyer, another person had it under contract, but I had the finder’s fee agreement put into escrow so I got paid for bringing in the buyer. In that case, it was a short sale. In the case of an assignment, the form would be a referral form and the $5K would come at the time the assignment fee is paid.
The buyer shouldn’t care WHO has the property under contract.
This is the definition of Co-wholesaling
If a buyer is serious, they are more than welcome to see the signed contract. But, I do not add the co wholesaler to my contract and have the seller's resign a contract with 2 people's names on it.
Is it legal for me to advertise the property since I'm not the one that has it under contract.
YES! You are not sharing the address, and you can also state right in the ad 'property is under contract, I am assigning the contract' if you don't feel comfortable. I don't even have the address on my wholesale sheet because the seller's are very private and don't want people driving by the property with the kids there. Instead of doing a ghost ad, you are advertising a real property that is under contract.
If a buyer is serious, I will give the address and can provide a copy of the contract and the extension. I usually sign what is called an NDA (non disclosure agreement) or NCND (non circumvent non disclosure) so no one can circumvent (go around) another person; including using the buyer again w/o you getting paid.
You will be working with your buyer throughout, so you will not be sharing your buyer's list with me or anything. If anyone has any other questions, please post them here.

My bandit signs got taken down. I put em up Friday, 50 of them (25 in two cities) and i have not gotten a call yet. And some of them that i checked even got taken down. its okay though! it just means i have to pick my spots better and spend more time making the font thicker & bigger. haha!

I also want to say that public records has the wrong square footage. I did physically measure the house living area and verified the correct square footage as public records had 1 thing, the seller's thought it was another and the building department had yet another. (I have the building department documents too, but they scanned at 20MB. So, that is why I'm not sending them with my wholesale report and layout.
The seller also recently found the appraisal report from when they moved it and the appraiser measure it at 2613, so my measurements were done very well. (Believe it or not someone did tell me if an appraiser didn't do it they wouldn't believe my measurements could be right. LOL)

I also want everyone to let their buyer's know that this city has one of the best school districts in the area. It is true, but I also know from experience, as I graduated from ESHS. .
A LOT of investors do not know this area as it is a very tiny city, the last Mayberry type of city left in Los Angeles.
