We finally got another deal going! After near burnout from doing a fix and flip a year ago with us doing most of the work(made $20K on that one) we kept searching and searching and found an estate which was selling the house after relative passed away. We offerred and counter-offerred for a week and settled on $68K and we clean out the house. Lots of furniture, appliances, and "stuff". We will carpet, paint, update kitchen and bath and spruce up outside with some new landscaping and new gutters / downspouts.
We ran comps and it should sell fast for $125-130K. Rehab at approx. $25K. A nice $32K profit when all said and done. Listing agent will sell for us as he is a deal making machine.
It's all good. We're looking for our next deal down here in southeastern Indiana.

Thank you Dean for such a great site to be apart of. I started rather slow and I had to get past myself and start making offers and following through. I just want to tell everyone that sometimes it is not easy to get past ourselves, but we must hold onto our faith and understand that we can not get different life results from doing the same life actions. I have my first accepted offer! thanks to the encouragement and support of my DG Family. Thanks to everyone especially you Dean for being so transparent in regards to your life to help all of us.
I want to congradulate you on your deal. That is amamzing. I love seeing new investors taking action and making money with what they have learned. It is amazing to go from now making anything in real estate to all of the sudden making over 30K on one deal. great job.
I also want to thank you for posting that deal and your success. It really give me hope and encouragement for myself and people I work with that are trying to put deals together. Any DG student out there that is skeptical about if this program work? Take it from Homevestor there is the proof that what Dean teaches absolutely works.

Hello out there!
Was beginning to give up on Short Sales, however this one fell from the sky!
Learned from my realtor that a short sale had just fallen thru, we grabbed it
immediately and had an approval within one (1) week!!! Just about fell over!
