Hope you and yours have had a fantastic Christmas and a belated Happy Birthday!
Jeannie and I have tried to do as much as we can to get ourselves set up for pursuing our RE dreams in 2010. We have set up an LLC called Southeastern Indiana Properties,LLC., set up a website (www.seindianaproperties.com), gotten a savvy real estate attorney, an investor-friendly real estate broker, and a CPA to work with. Our broker gave us tons of info on the local market and also some references on good contractors we could work with on rehabs or remodels.
We just missed getting a $120K (if market was "normal")REO property that sold for $65K as we were outbid. We have been looking at other properties and are trying to get into a normal routine as you suggested in order to maximize our opportunites when looking for properties.
Question-have you subscribed to Dean's Foreclosure Alert service? The price as advertised in Dean's book ($29.95/mo.) seems reasonable.
We are mailing out letters and business cards to all the local banks after calling and talking with the proper REO contacts at each.
