OfflineThis is another buy and hold for me; it's a REO property; 4bed/2bath, ARV is 45K, repairs are 4-5K; it was listed for 39K, then reduced to 29K after a couple of weeks, and then further reduced to 24K after only a week; after offer and countered offer, we finally agreed on $21,250. The property will conservatively rent for $700; which will make my cap rate 26%. I paid all cash that I got from a bank from another refinanced property that I purchased a few months ago... just like Dean has taught us to do (see link below)

For obvious reasons...yeah, I get that one. Things are getting better...thanks for asking. I agree, it would be nice to catch up soon.
Nice job on another buy and hold. Way to get in gear and increase that portfolio. Buy and Holds are the next big money maker in REI.
