Your phone is going to ring off the hook!! Bandit signs always work, I put my signs out every weekend and I always get calls. I haven't use them to attract buyers yet but I will try soon. Also Dean teaches to use bandit signs the size of 18X24, you can see them driving down the road. Good luck anyways.

Bandit signs are the ultimate and if you listen to Matt Larson he says it is the #1 one of attracting buyers.

So I don't know all that you are using but here are some suggestions:

Make up 3-4 types all using 3 Bed 2 Bath
Keyword descriptions are attention getters such as: Roof Leaks has Mold, or Mold Everwhere (and leave the "y" out purposely)

They should always say Cash Only and then your contact # preferably googlevoice.

If you put these near a Home Depot, Loews and Walmart you will get a lot of calls. Also at any freeway off-ramp at the bottom. One on each side.

Make sure you put them out on Friday and pick up on Sunday. This is a weekly exercise by the way.

The calls are waiting for you if you do this correctly and consistently!

The way I am doing is, ordering the signs with stakes online, printed on both sides, yellow and black, and hiring person to put the signs. He charges $25 to put 10 signs. Place on a Friday and take down on sunday evening. I chose the area. Cost for $100 signs with stakes $330/-
Mine is to attract sellers.

Today I am locking a deal up with a seller who is unwell and needs her 3/2bath property and 1/2 acre land gone. Why? She is fed up with ex husband and wants to move north to family. She is divorced and the property was a settlement deal. Now she wants to start over and sell it. How much? $10, 000!!!
She said it appraisesd for $50, 000. But the area had a house sold for $98, 000.

We went out at 9:20, and now its 11:38. Tired but feeling good. Its like eating a full course meal without drinking till you finish your food. That first goulp of your drink. Mmmmm. I will keep you posted over the weekend cycle and the deal status.

We some calls that came in today. The calls came in around three in the evening and counting. We drove around to check on our signs, and three of our signs were snatched. I figured it might be the street workers for the city. I went to ask if they took my yellow signs and they said yes. Thay told me the sign should be at least 11 ft from the street. Noted. Well I will call my callers back about seeing the property tomorrow.

Its been seven days since I locked the deal. There are eight strong and motivated buyer. Eight of the buyers that called and emailed through my bamdits and online ad, have at least one investment property or land. Most of them have mobile home investments. The other buyers that valled are either looking to buy for a home. I told them address to property because I was suppose to show it on Saturday, but the owner had a family emergency. She said she will be back Monday, she said there was a snow storm. She said she will be here on Wednesday, and I am still waiting. I hope my buyers don't back out or think I am not serious. I barely got any sleep because of this reschedule event, but I will close this deal.

thursday was my first line of buyers. I had three schedule that day, but first buyer snatched it at first glance. My wholesale fee was 5, 000. He told me I will pay and close on Jan 30. I said I need it to close sooner. So he is paying 5000 earnest money. My other three buyers, I still had them coming and showed the property anyway and tell them that this kind of deals I find on a weekly basis. Thursday went very well. So as Friday and Saturday. All together i have Eight new Cash buyers.
