That's sounds like an excellent deal you may have. How many bedrooms does it have? What area is it in? Is this upstate New York?

It is a 2 unit property. I believe both units are 2 bedrooms. It will need a good amount of work, we can tell by the outside of it. And we can't get into it because it is a tax sale, but I think we can make some fast cash by assigning it to an investor. I am sure we can if we get it at the price we are offering. And yes, this home is in upstate, ny in the town of Little Falls. It is a small town, near the Utica/Rome area.

I have a question tho: I have been studying Tax Sales and I am under the impression that even if you buy the property before the auction, you will still be liable for the back taxes. Meaning that even if you could buy the units for $850, you would still need to pay off the taxes or it will still go to auction. This would mean that the property would actually cost over $3K because of the reimbursment costs. (That would still be a great deal!!!) Am I wrong?

$2,300 is what is owed, if 850.00 is accepted we own it free and clear, and get away with not paying the rest of asking because if they accept it, they are agreeing to the $850.

This sound amazing! You are so brave to buy something without seeing the inside! wow! Just make sure you checked into all the laws regarding tax sales in ny? Here in jersey the owner has a certain amount of time to bring the back taxes to date before it is acutally your property - even after the sale. But good luck with it - cant wait to see how this one turns out - you two are amazing!

I am behind all of you girls a million percent! We are all in this together! We are a huge family and team. You all have been very inspiring! I can't wait to see what happens. We need to take risks, and that is something I learned in my life that has been very powerful. If you don't take a risk on something, or do anything about something, then you will never know and always be in the same position. And you will spend your life wondering what if. Sometimes there are just things that you have to find out on your own and learn yourself. So that is how I feel and I feel pretty good. I will post more when we hear if the offer is accepted.

Hey Ikward. We found this home listed locally as it was going up for auction. If our offer is accepted we would either 1) Get a hml and do a rehab, hold it and rent it out. Or 2) We would get it under our belts and then sell it to another investor who is willing to do the rehab for 8k or so. Leaving my partner and I a nice chunk of change to split.
