i just got back from a two week cruise with family and friends with the PROFIT FROM REAL ESTATE !!!! while on this awesome and exciting trip to 8 different ports i laid in the sun sipping on a cold drink relaxing and reading deans new book YOUR TOWN your real estate profits!!! what an AMAZING book and abundant amount of hands on knowledge. I LOVE THIS BOOK !!
i dont say this to brag but to tell you the opportunities that await you if you have not read ALL his books and joined the academy !! oh yeah i must mention that i completed my 5TH DEAL while looking at the blue ocean relaxing with my family!!!!!!!!! i cant think of anything more AWESOME,AWESOME,AWESOME. more than this !!! i got a text from a great person you may know from this site named Rina !!!! she has helped numerous people on this site and she helped me to complete my latest deal # 5 to hopefully soon recieve my complete refund !!!!!! YESSSSSSSSSSS !!!!!.
I ALSO WANT TO MENTION : i will be eagerly awaiting to meet fellow dgers at the live edge event 2010 YEAH BABY !!

details of deal 1 and 2

my first deal was after talking with coaches and learning what to look for on the pmi training courses.I did everything the course suggested such as learn my area in regards to what was selling and what properties were going for.i went to the court house and got to know all the people there.i asked MANY questions there and learned first names and wrote them down so i didnt forget[i have a short memory].i then went across the hall to the tax dept and got copies of my towns tax map.i believe it was $5 per huge sheet.with the prop trend program that i got from the success academy i started looking up parcels that were for sale or that had sold.i wrote down all the info and even wrote on the tax map the owners name and any info on that property.
funny thing is the first property i bought was in a different town 45 minutes away actually where i work.
AFTER interviewing real estate agents as learned through the academy and documenting their names and brokers they work for i called on one to show me the property.after making an offer on this single family home.asking price dropped from 39000 down to 30000.I OFFERED 21500 FOR it.i will add that an empty lot came with this property[more on this later]. actually i made offers on many properties in a few days.THE offer of 21500 was accepted.I would like to state that i first did an inspection before i made the offer.the basement wall needed repair.
After doing a second inspection with the realtor i noticed a leak in the water tank and the fuel tank.I told the realtor i would only give 21000 ,500 off to cover the other problems.the owner said no and i stated i made many other offers on other properties so i would move on.the realtor knowing this probably nudged the owner and awhile later they said ok. DONE DEAL.
IMMEDIATELY i started advertising in the local paper for free and on craigslist a house for 5000 down and pymnts-total price 38000.
my buyers list was started when many prospects called to inquire.I KEPT ALL the info from every caller and put down what each had for a down payment if any and asked what they could offord for a mnthly pymn also what and where they were looking for.
found a buyer for 38000 for the house i had not even closed on yet.I got the key from the real estate agent [which is a no no] and i had the potential buyer look at it.these people WANTED IT.soooooo i asked about the down payment and they did not have one so i asked what they had to trade in that was worth anything.They told me they had a 2006 astro manufactured home-28*48.
After closing we signed a land contract for 38000-2000 allowed for the manufactured home with 18000 left to pay to me for the next 7 yrs.
deal # 1 was buying the sfh and deal # 2 was selling deal # 1.
i will post deal # 3 and 4 when i get time this evening hopefully.
the next deal is selling the empty lot that came with sfh and deal # 4 will be selling the manufactured home that i took in trade on sfh.

deals 3 and 4

my third deal was the sale of the empty lot that came with deal # 1.The lot is right next door to the sfh.i was talking to the people that bought the sfh from me and i told them i was going to advertise the empty lot next door and they said what do you want for it? I asked them if they were interested and they told me they were but did not have any money down but could afford monthly payments.i asked how much can u afford per mnth and they said 200 per mnth.NOW THIS IS PROOF YOU CAN BUY A PROPERTY WITH NO MONEY DOWN !!! as i looked at my little small mortgage book that i bought for 5 dollars and found i could sell this lot to them for 0 down but could pocket a monthly payment of passive income after talking to them in 10 minutes!!!!
I said would you be willing to own this lot for payments of 176.80 per mnth NO MONEY DOWN for the next 7 yrs at 8% to me??? absolutely they said as 200 per mnth was what they could afford.sooooo it was a win win for both of us!!!! we had contract drawn up as land contract and it was a done deal!!!!
IF you are still looking for your first deal PLEASE PLEASE just keep studying and asking questions as i did and DO IT!!! get out there and MAKE IT HAPPEN ! we are all on this site to HELP YOU get that one under your belt .I am confident after you do the first one each one will undoubtly get a little easier because you will gain an enourmous amount of CONFIDENCE and knowledge.there are soooo many great people on here to guide you to the direction you need they do not know an asnwer!!! sooooo take action you will be glad you did!!!!! Jay, hope you don't mind me jumping in about your deal#5. :-)

(Congrats on deals 1,2,3,4,5, and 6,7,8 in the works!)

A few weeks ago Jay sort of contacted me out of the blue. He had a few other deals in the works, so could have been working on only those, but he saw that I had said I was working on some fast flips and he saw opportunity. He PMed me to ask if I wanted to work together on a deal. We determined what each of us would contribute. He had a couple lines of credit that he wasn't currently using (and actually got the banks to raise the same week with just a phonecall!) I locked up a great deal here and he became the money partner (paid $15K and put in $15K for rehab). We were able to buy and fix the property (a 2/1), get a refi, and was able to send his $ back with his part of the proceeds, within just a few weeks. I am keeping the property as a rental, and Jay made some fast cash (all without either of us technically using any of our own money!!). PLUS, even more important, we have built a trusting relationship that will just continue to make both of us money in the future!! LOVE that! All because Jay was willing to take a chance on working with each other with the skills/resources we each had. (TRUST is HUGE in this business)(and we started small. Eye-wink )

This is yet more proof that anyone can find a partner that has what you are looking for if you can offer a great deal! (and remember, neither one of us used our own money!) So I encourage everyone to get out there, find those partners if you need to, and MAKE things happen! You can do it!!

And thanks again Jay! Congrats on the other ones you have in the works!! YOU ROCK!!! And I know you will just keep making deals happen!! You've shown creativity and tenacity on each of your deals, and you just keep sharpening your skills. Smiling

deal # 4 for me was the sale of the 2006 astro manufactured home that i took in on trade or down payment on deal # 1.I allowed 20000 for it and advertised it for 38000 then 35000 then i sold it for 23000 to a mobile home park owner that is NOW a dg.com member!!! .while signing the papers for the purchase i explained what dg.com and the success academy was all about and they joined!!!!!!! AND I AM NOT SO SURE THAT THEY JOINED THE ACADEMY!!! they got a great deal on this 28*48 home that was already set up in their park and i am sure they will LOVE dg.com!!! AND i made a quick profit of 3000.!!!!!!!! win/win for both of us. take action get in the game and things do happen like magic as matt larson stated!!!

just wanted to clarify i have not yet got my refund back.i JUST sent in about 1-2 weeks ago the FINAL paperwork on last deal .i have the 5 deals done but i am sure it will take time for it to be reviewedand maybe sent to dean?? not really sure how the process works but will notify you all when i hear4 more on it ok? in the meantime i am still actively looking to turn deals and make things happen !!! thank you all for all the support you great dg people give!!
