First and foremost I have to think the success acamady and my on site mentor Matt and my great coach Drew and Dean for putting all this together. And I must say all the coaches at the success acamady are great. I joined the sucess acamady in OCT of 08 and did not close my first deal till June the 21 of 09. When I look back I really wonder if fear didn't play a big part, But thinks to the success acamady holding me accountable look what has got accomplished in 10 months, It did take a lot of work to find what would work in my area' But it has payed off. I do own 17 homes to date and the most amazing thing about this i had bad credit, no job and just filed bankruptcy. So just to keep a long story short if i can do this with my back against the wall the way mine was anybody can succeed, Just take action. I still use the success acamady today, I just spent a hour on the phone with them yesterday. Looking forward to meeting everyone at the EDGE. THANKS again Dean for you and your loyal staff.

Hi Randy,
Thank you for the encouragement and sound advice. Really, there is so much feed back and good advice on this site that I felt overwhelmed by the openness and goodness of people's hearts to help. I understand what you mean, but I feel I can face all this and still able to provide help to someone else who has less than me.
Maybe the confident comes from being influenced by reading Dean's books and reading the posts and actually conversing with people just like you Randy. You are actually the second person I made comment on,but I am getting very comfortable about putting down my thoughts and asking for advice with just about anybody on this site, even with people I read about in books. Maybe, I'll read about you and Julie on Dean's next book. I'm sure I will.

I'll take one step at a time.
Avoid foreclosure(check)
Put friend's family in house(also an investment)(maybe check?)
Start lessons in Success Academy (I think there are different levels, mine
probably the very initial level) (will do
check)
Negotiate with husband for a compromise (3 months check).... ect....

Randy, when reading your journal, my heart was running so fast I felt dizzy with all that you have accomplished. I will have to reread them and I'm not finished with the rest yet! I have hope! Everybody on this site gives me HOPE!

Way to go Rancy

I wish I had a majic pill for all of us trying to eliminate fear in the path to our success. I have not found an easy way but am definitely making progress since Dean spoke of taking action every day, no matter what. It has made a huge difference for me. Like you said, we must change to grow and that had to start with my habits and routine. I also think that all the other advice given by Dean is so critical to success. Finding out what our real desire for success is and being grateful for everything we do have, even if it's just the ability to breathe. I am ashamed to say but I have been with the academy for several months now and have not been consistent on using their expertice. Thought I knew it all. I have a lot to learn and I think accountability and support is a big learning curve for me.

When I joined the Acamady, I did have a lot of experience. I am past inspector, Have been project manager on military installation (Core Jobs) have set maniafractor housing in 5 states. I have been in construction for 30 years. But back to the acamady, When I joined I made my mind up that I was going to do what ever they told me too. If they had told me to stand in corner on my head and read Deans book I would have. I just new this was probably my last shot and that I was going in with a open Mind. AND WOW look were it got me. I do have to admit fear did slow me down a little. And yes I still have it But today I don't let it stand in the way. Good luck and if I can ever help let me know

Randy..congrats...17 homes with bad credits and zero down? Could you elaborate more on this PLEASE...I don't want to force myself to doubt you but it looks like I am missing something while reading your journal. Anybody here on this site can say anything to upgrade themselves in real estate and to please others. For sure, if I will be the one involve in a deal that I really benefit out of it, I will post in my journal the actual scenario and the step by step on how I dealt with it. I am reading a lot of journals here but its only the beginning and I can't read the conclusion as to weather they really make money or not. Of course some really make money but the rest of what I am reading I don't know I am not convince...dom

Believe me I understand were you are coming from, I felt the same way explicitly when it took me so long to close the first one. I did send 9 deals to Dean back in Nov for the contest and my refund that had to be verified. If you read my journal it goes more into detail on what I do and what contracts I use. The most of my hone are bought subject too the existing loan and are VA loans. That way they are on a fixed rate and insurance and taxes are included. This was the reason I Moved back to Clarksville to be my A military insulation. I do have a partner on he homes i am flipping. I did do a assignment in MO. And I used someone else credit line to get a home for my nephew in North carolina. It has got a lot easy today because i now have reference from the people that i received the homes from and they know that I am making all payments on time. This is a big key on getting things to work. If you have anymore question feel free to ask, And good luck. I will also be at the EDGE this year if you are going.

When I am posting about my deals I always stay on the short side. Their is no way I would mislead someone. That was the reason i said read my journal. Their was times in the beginning I was really thinking about throwing in the towel. A big part of it probably was fear and really wondering how could I do this with no money or credit. This is were I think the success academy so much for holding me accountable and not letting me quite. I was down to 4 months left, No deals done and really thought my refund was gone. So today in closing I have so much gratitude for Dean and his staff. I have 2 more deals I will close in the next 10 days.

Deals still coming

I just don't understand why I still have fear on my deals. Its crazy how it pop up sometimes. So Far all my deals have been good and i get people moved right in. If I keep fear out of the way i can have over 30 deals closed before the edge. I am at fought of letting some deals go because i didn't want to many at one time. I mean the payments have to be maid if I don't get someone moved in. Then i get these crazy thoughts what if this happens are what if that happens which is really insane. See even for me knowing what i know today i have to take a reality check and not let fear stop me from a good deal. Like I have shared in some of my post, My goal is to catch Matt, but the one thing I do know is that I can not and will not compete with fear and Matt. So by by fear. and here I come Matt. I wish everyone the best of luck, and take action.

I just love your last post! I too still have fear come up with every deal. The greatest fear I just conquered was quitting my job, selling my house and moving here to Wisconsin. But I kept stomping it down every time it reared its fearsome head at me - and stayed focused on WHY I was doing it. And its the same things with our deals. Because Dean has taught us how to be SMART investors - which is the ONLY kind to be - when fear comes up we can fall back on that and know we are doing things right and that they WILL work! Thanks for all you share - its always such an inspiration to read your posts!

I'm trying to follow both of you...lol, not an EZ task.

but you're right I get scared too eaisly of the "What-if's". For us it's mostly our faith, thinking ahead a lil-bit, & hard work ethic that has brought us this far, that lets us choose our next move, always worked in the past! Being strong in these 3 area's can help boost most folks self-esteam & I have found lack of that... an all too common theme stopping a lot of people from doing a lot more in life, after you only get 1 shot at your own life!

Desperatly Seeking Advice on Quickest way to earn 15K in 30days!

Quick! Help Needed!

Seeking Anyones help to put in place a creative strategies that will assist with me earning enough money to be able to attend the EDGE event May 2010. I have had so many obstacles and challenges to happen over the course of the last 3 years to make anyone say WOW!!!!!!!!! Method could be partnering, lease options, wholesaling, open to all but with no money down for starters in order to earn capital etc.....

Lost business, home, cars, brother,and have been dealing with Mom being ill over the past 3 1/2 years. My story may sound familiar but the dynamics could bring one to tears. But I am a firm believer that there is a silver lining in every cloud. Always wanted to become a succesful real estate investor, well no better time than the present.

Would love to attend the May 2010 EDGE even, which I believe will position me to learn and have the opportunity to network with other parties that share the same passion. In need of earning at least 10-15K within the next 30 days. Any suggestions on the quickest route to do that here in Michigan? Sure would hate to miss the EDGE this year, really important that I attend just as it is for so many of you.

Problem of house is solved. This really put me in perspective of what people are going through throughout the country. I really wish I can do something to give back to the families that have lost their homes, especially with kids. I see so many people standing on busy streets asking for help. I am still very fortunate because I have this opportunity to learn a knowledge that I can apply to change my family life and a great support system full of like minded people to guide,motivated and hold me accountable for my RE actions.
Randy, I have put myself on the line and have self-designated the whole DG Family as my supportive team for mentality uplift and keep me in line as to the progress of my RE journey. Everybody just don't know it yet.
Because my success is vital! My absentee husband compromised a 3 months result. So I will have until July 10,2010 to earn my first check.(I will do it sooner!)(I write WILL because it holds me more accountable!)(I have always produce results under pressure, I hope this is applicable too.)
So my RE journey will start today!
Yesterday I map out an action schedule to study THE SUCCESS ACADEMY lessons. I give myself one month, so I will finish by MAY 21,2010. Everyday I will do one or two lessons depending on the action steps I needed to finish. On the other hand,I have a to do list of everything else that concerns kids,quality time,activities,house, bills, due dates,LIFE,ect...and ect...I post on a wall and prioritize my to do around my lessons.
Well,I just wanted to say thank to you and everyone else' posts that I learn and now I'm off to
lesson #1.
Oh, by the way, I just put in a counter offer on the foreclosure I am helping a friend to move into. We will see what happens!

Just what I needed!

I haven't logged on in quite some time. I've been working as a "birddog" with some very nice folks that I met from this site. I have yet to close my first deal and I was at the point of giving up and becoming one of the naysayers. Randy, you are a blessing to me this morning. My situation is not as bad as yours was and yet you did it anyway. Way to go and THANK YOU for showing me it can be done regardless of where you are in your life. I'm learning to let go of this fear and I know if I just hang in there long enough, that first one will come. If I can do one deal, I can do a hundred!

I have tried several different things. But for me my little hand written yard signs have been buy far my best results. All they say is We buy houses and my phone number. I am starting to get several calls now by word of mouth . That comes alone with getting a few deals under your belt. And I must add i owe this to the success academy and the great coaches. They really kelpt me motivated and accountable when fear and everything else stood in the way. I have so much gratitude for Dean and his staff today.

Do you have better luck with certain locations? Do these responses bring other investors? How do you find buyers for your homes. Do you find them first? I have been focusing on finding deals. I found 3 great ones through realtor.com but through CTREIA, I can not find investors to do fund. The properties are REO and estates so they will not allow the assignment clause. Any suggestions? and thank you. I will work more closely with the academy this week for accountability.

Any zoning reg. problems?

Do they allow signs in your area. There are many restrictions where I am for placing signs. Do you have restrictions in your area. If so, how do you get around this? Thanks so much for your respoonses.

I put my sines out on Friday at 5 O'clock and pick then up late SUN are early MON morning. I love 3 day weekends when I know the CITY is off.Hope this helps;
