The owner called me last week and ask if I could come over to see her property because they want to move somewhere in the state. I then ask her were she found my number and told me that she saw my Bandit Sign on the ground fallen from were it used to hang. She tried to kick it out of her way and when it fliped, she saw the sign "SELL YOUR HOUSE TODAY" and that's how it all started. Blessings to all. LA

They diffentily work I got a call this week from a guywho put a FBSO sign in his yard and hasn't received a single call. He saw my sign and thought why not. I will be seeing his house Tuesday. It will be a LO. He lower his price twice during the conversation. Sandwich lease option!!!!!

My husband and I close on our 4th purchase since January 2009 this coming Tuesday. We are going at this slowly...for each property we took out a mortgage...the old fashion way...Hmmmm seems I still don't understand this "No Money Down" thing at all. For this last home we took a Home equity loan and we for need to get a really good rent for it as the payments on this mortgage will be almost $1000...I am happy that we have 4 properties...However, after I get a tenant (hopefully SOON) I will need to better understand the no money down part. I recently bought Dean's latest 2 books...Profit and YourTown...I'll be reading daily!! I am trying to get my head around discounted non-performing notes???? Any help here would be VERY appreciated!!

Man I remember you locking up your first deal not to long ago and now your already onto your second. That is awesome. I put up some flyers and called a few investors and my buyers list is expanding.... Just curious, what is the population where you live. I live in a smaller town and just wondering what your results have been for the size of place your in.

Jogden, I live in Baltimore County with just a small population. But I get my deals in the City where the rentals are HOT. I identified my Target Market and concentrated more on there wants and needs.

A fellow investor called 2 days ago and told me to stop hanging my Bandit Signs for a while because the City is getting strict in taking them off and have the tendency to call the number and you will get a fine. I confirmed it again from someone else this morning. Blessings to all. LA

Where do I get and how do I put up bandit signs???

You can head to an all a dollar store and they often have a blank corrugated plastic signs that you can purchase. The cost at these dollar stores are are cheaper than most bandit signs from anywhere else. You can then purchase a 1" permanent marker from Wal-Mart for a couple of dollars.
You can then hand write the information. Take some time to make it look good then you will have a successful sign.
You can then take these signs and place them around your area at major intersection and Wal-mart and McDonald entrances and exits.
Some cities have laws about putting up these signs. The laws are applicable to public land and sign posts. These laws do not and cannot apply to private lands.
Suppose you had an intersection that had a gas station near it. It would be against a possible law to place the sign right next to the side walk but putting the sign, say, 5 feet in toward the gas station would change the land from public to private and would change the legality of the sign.

nstreet is right, you need to be creative. There lots of ways to make your own bandit signs and you can lessen your expenses. In my part, after I closed my very first deal, I made it a point to put aside some $$$ for my advertisement campaign. And that's when I happen to come accross a website that sells really cheap signs compared to the rest (after making lots of research). But maybe, there are still Bandit signs manufacturers out there thats more cheaper, but this one so far has the lowest bid, dirtcheapsigns.com. Blessings to all. LA
