Have been doing this with a partner and He is a good one, we FINALLY have 2 closings in september and lookes like 1 more cash buyer for a third, Our First assinment is still hanging over our head, we just can't get rid of it, it is a nice house in a bad area so i had the seller call and lower his price, so i went and put a sign on the property RENT TO OWN we got 5 calles in 5 days this could be our third deal Cash Buyer called on this sign! Getting very excited about this whole thing. We put alot of work into this and i knew it was going to happen soon. Will really be Happy when we close on these. Every day is a new experience!!

We had an option contract signed for this property, then found an end buyer which was a retail buyer. Locked it up for 70,000 and sold it for 81,000. Got a Puchase agreement signed tonight for the 70,000 and tomarrow will have an assignment contract signed for 82,000!! This will be a GREAT day!! Not to Much time invested just took a while this was a devorce situation but it all worked out. Just had to stay in contact with seller. He actually asked me tonight if we just worked in this area cause he has 2 freinds that are going threw the same situation this could lead to 2 more deals. I am so EXCITED! This is Fun I am Ready to do this FULL time> Maybe someday. Its Funny my Daughter said to me the other night DO YOU REMEMBER ME LAUGHING AT YOU FOR READING THOSE BOOKS,and my wife telling me i was getting scammed! Now Look who is SMILING? Me!!

Well tonight we will close on our 1st assignment We got this house witch was a devorce, locked it up for 70,00 Arv about 160,000 needed some work not a great area for a rehab so we sold it at 81,000 to a retail buyer with cash so our assignment will be 11,000 not to shabby for 1st deal. Will close tonight at 7. Moving onto next one.

We have started doing Lease options and i am very excited about these they bring alot of potential. We are looking to do 2 a month. We actually have 2 already signed on an option. Looking to start doing some work on 1 after we get our down money.

Since Last Time my partner and I have closed 2 more deals and we have another closing on Monday. We also have a Sandwitch Lease option in the works, We have the house under contract and we have a buyer that wants to purchase with cash in March we received a letter from a Lawyer to prove of the money to be disbursed in March. So Thats 4,000 down 200 a month cash flow and 23,000 in March, There are some fees but will use those numbers for now. HOW FUN IS THIS!!!
