I have been working with MsIndiana317 on the deal since Dec. After many negotiations with the seller and going back and forth, the deal finally closed friday 2/25/11. For the newbies out there, try getting a mentor to help you along the way. It really helps! I'm in California and MsIndiana317 in Indiana. Just proves no matter where you are you can do deals and your mentor does not have to live in the same state. I am looking for for deals in Texas, Oklahoma, Florida and California. I would like to partner in these states, however I am open to anywhere in the U.S. If anyone has a potential deal they need help with and want to partner up OR would like to birddog, PM me. I am always looking for deals, especially probate (when person is deceased). I am a seasoned RE investor of 7ys with experience in all.(subject to, lease option, probate, mortgage assignments, fix and flip, buy and hold, wholesale etc. I hope this helps and gives the newbie encouragement to keep pushing. @ George41- Yes, it helps to have constant motivation in your life. Just to think MsIndiana317 and I have never met face to face. We have become friends/partners and have been networking for about six months.

@ Kareng- We chatted briefly last year some time. Let's get some deals in Sunny Southern CAL. I love L.A., as I mentioned before. Many trips to the beach there. With my hometown being only a hour and half away, it's hard to stay away Have'nt been in awhile, so it's about time. Now that I'm in Sacramento. It takes about four hours now. Keep pushing ahead.

Great post as they are always up beat, can do and full of positive vibs. I stopped using the word when someone on this sight told me "you are not a newbie, you are a new investor. I know we can be a pain in the bakeside with our elementary questions (just ask Karen) but you guys are very patient as I hope we will be when we start giving advise.

@ Steve guy - Thanks you. That was nice of you. I try to keep everyone motivated. I know how hard it can be. I started out with a little small two door car with no a/c and my hood was damaged. So I would park down half block away in 100 degree weather before I knocked on doors of homes in foreclosure. I had no mentor. I read books by William Brochick, David Finkle, Ron Legrand, and others. Now that is determination! Quess what? Forty days later I closed 2 deals at the same time. So I know who's serious and who's not. I love hearing from people who have the same fire and go getter attitude I have! Get up, get out and get something. lol

i enjoyed the information you posted on march 1st. i found you to be serious about the profession and yet enjoying the fresh air at the same time. e-mail me and post a note when possible. full time investor.
The important thing is that you saw it through to the end. Another deal will come along where it will fall in your lap and you will think "That was easy!" and others will be tougher to get through. Its the nature of the game. Congratulations for your perseverance!
