Its really awesome to see another DG family member breakthrough to the other side and finally be successful in REI! This is truly an amazing blessing and I feel very honored to be witnessing another success story from a fellow DGer. This will surely be a tremendous amount of inspiration to us novice investors in the family and will hopefully continue to spread around. Thanks for your time and response. I understand you borrowed the money from your brother to buy. But where did you find a bank to refi. Local or big ? Credit union? Thats like finding the pot of gold at the end of a rainbow.

Hey Valerie...congratulations on getting that first deal done. Looks like you're pretty popular here on the DG site, which I have to admit I haven't been using very often. I would have also thought that you were a veteran based on the amount of posts you've made on this site. Can I ask, how long did it take for you to get this first deal done? Also, what did you do to keep yourself motivated and committed?

Thank you for your post- I don't consider myself as being popular on this site-by far!

I joined the DG family last June, and starting posting 3 months later. I read DG's books, and read many threads here to keep me motivated and to learn.
I started putting in offers in February-was outbid and/or rejected many times, but just kept doing it...
There are many experienced investors on this site, so the more you post, the more responses you will get from them; just make sure you do your homework, i.e. you read your books, read their posts... lots of great information.

Just want to say you gave me a lot of inspiration in your details about your first deal. I'm out here in Arkansas, and I'm looking to get started out here. I'm in the U.S. Army, and it's difficult for at the moment because I have a lot of training I got to go this summer. But, that's not going to stop me! I going to make it for my family! Once again, I congratulate you!

almost... with the long weekend and all...

rehab... hmmmmm, I sent my handyman an email on Friday so that he can schedule me in, but he hasn't responded yet-yikes! I'm hoping it's because of the holiday. I'm calling him first thing Tuesday morning.

some great contracts for contractors, I have them, just shoot me a pm with your email address and I'll forward them to you. They help eliminate a lot of the problems that can be had with contractors.

yes-I did close, and I have the painters there now; handyman is out of town, but he's coordinating with painters, changed the locks too.

So far, so good... just a bit tricky doing everything from out of state; can't just hop in the car and drive over to the house to check on it!
I've posted a bit more details about it on my journal.

Working on second property now... any day now!

thank you for your well wishes; indeed, buying out of state is scary! especially when there are some things you're not sure if they'll work out, but you have to take some chances if you want to succeed- so here I am, taking my chances!!

I have a great realtor in OH (now), have a great property manager (soon), have a great handyman (to find out soon)

Oh yeah, I now know Bill from OH (haven't met him in person yet, but soon)

still have to get the refi... will find out about that soon too!
