However, document preparation is what has me stumped. I want to make sure I have a guaranteed exit strategy. As far as the no money down method is concerned, verbally getting a house on contract has turned out to be the the easy part. Preparing the purchase agreement and having a legal exit strategy is the challenging part. It's funny, I have found a motivated seller and a motivated buyer and so far the deal is stacked with $17,500 in profit, but I just want to be sure if the buyer falls through and I can't get another one in place before the expiration of the contract, how do I get out of it? Florida purchase agreements are a scary sight for the first time investor.

I put in the contingencies that I have 45 days to close. That should give you plenty of time. Also, you have the inspection clause. Three, you can always ask for extension of the contract and usually there is no problem with it (I have done it many times). At one point I had to request extension 3 times and we closed in 90 days instead of usual 30.

MAKE SURE YOU HAVE EVERYTHING IN WRITING!!! Get a good title agency and a lawyer if you need.

Yuri provided some very good advice. Your selelr may be flexible especially in a slow market so get as much time as you need. Also, always try to have a Plan B buyer if possible. If the number looks good in the deal, there should be enough buyers. Believe and Achieve! - Joe

I was just an average guy that decided that I didn't like being average anymore. All of you can have anything you want in life. You just have to decide. It truly is a choice. Just go out and do the work. I have to admit life is really good right now and I feel very blessed. I continue to do real estate deals every week. I made more money this month, by far, than I used to make in a year. Go out there and chase your dreams!

Welcome to the DG website. You will find some great information here as well as through Dean's video blogs and conference calls. You may want to consider finding deals, locking them up and then assigning them. You could also lock up some great deals and take in a cash partner.
