I am loving your videos and I just got the books...I am up to the part about clearing obstacles in your life
Now I know you said start by investing in your area...I live in the Bronx and Brooklyn...But i was going through the paper and found a retiring couple that just wants to sell their house in Georgia...dirt cheap!
I went and looked up other homes...they were $50k-$125k more than this guy wanted!
This is on a cul de sac near schools and 10 min from the mall.
I am hoping to flip or maybe rent...this will be my first deal ever!
I have a good amount I can actually put down (like I said it is so damn cheap!) I would be willing...
Anyone out there from GA who can help/make suggestions/tell me if people will rent from me if i buy this house?

Kama, you buy and assign to Atlanta buyer right on DG. A win/win for both and a double deal on DG. This could be a great assignment of contract. Just make sure the figures work out for both parties. Please keep everything ethical within the DG family. God Bless.

My home is in North metro Atlanta. I'm out of state on business, but I would be happy to check things out for you next weekend. In the meantime, I would take Miyuki's advice and get the referred Realtor's opinion of the FMV of this property.
If the "price is right", I think there will always be a renter or buyer for it. Just need to make sure the FMV is close to your estimate and also make sure the area is as nice as you think it is.

The venue is well ventilated, but there were and will be professionals from all facets of the RE genre there. Like I always say, just bring some business cards, deals and hustle and I think at the least you'll walk out with a contact for future use
I would suggest anyone looking to invest in GA buy up empty land
The state is quickly growing and developers are looking at building shopping malls and if you won the land they want to build on
The ATL area is somewhat saturated so I would suggest looking in the Macon/Augusta areas(hint, hint)
Hello kamalynee! I know this might be coming a bit late but I am new to REI and this site.
I wanted to first thank you for posting this thread as I found it to be very inspirational. Seeing someone that is new and ready to jump in is motivating to me and I'm sure many others on the site.
Secondly I am writing to offer some assistance, if it's not too late, with your property in GA. I'm not sure I will be able to help in you making a deal seeing I am so new to this but I can offer some information about the location in Lithonia.
I have been living in and around Lithonia for 25+ years. Someone mentioned making sure the location is good as your think it is in an earlier response and I just wanted to second that motion.
Lithonia is generally a great city. It does have good schools and a newly built mall. Lithonia boomed about 15-20 years ago along with most of Dekalb County. Since then it has become home to one of the largest churches in the state, built Stone Crest Mall and improved their once troubled school system. It does have, like any other city, areas that I would caution anyone from dealing with, espcially long distance dealings.
If you are still interested in this particular property or have any others in the future in the Atlanta area just let me know and I will be happy to give you my take on the area as a resident here in GA.
