Using a nice "FOR RENT" sign with easy to read numbers can rent that property faster!

As I drove a new community to get a pulse of the community and look at other rental properties, I noticed some of the signs were falling over, faded, hidden behind a bush or tree, in a window 30 yards away from the street or had numbers so small you could not even read them.

Sometimes the sign may make a difference in how fast you rent that rental and get cash in your pocket! You want the sign easy to read with large numbers clearly displayed. If a prospective tenant passes a property and can not read the phone number on a first drive by then they may not turn back to try for a second look. If it is raining and they can not read the sign they may not get out of the car. Thus, the take away is if you have a rental for $350...$500...$800 or even $1,200 you may want to invest and spend a few dollars to invest in a large clear to read sign. Hope this helps. Yes, I have found that a lot of people looking for rentals also look on-line rather than in the newspaper. Just today I also noticed signs with numbers so small, you stil can't read them even after going up close. I didn't have the time to turn around and go back. So bigger signs are great. Continued success...............Lbertha

Thanks for your comments. It is so true if you can not read the number, you may not go back. Also, sometimes you look and say, "I can't tell whether it is an "8" or a "6"...?" I think you should put your ads online or if you do use sighs make sure it the big commercial ones. In this bussines you have spend money to make money.

I agree

I hate having to get out of the car to look at a for rent sign. I was driving around my neighbor trying to collect numbers to call and I had to stop at almost every house except for 2. A 15 minute job turned into 45 minutes. So yes I agree Larger and clearer signs are More efficent. Do it right the first time and you get quicker results.

You are 100% correct. I was actually driving in Jersey yesterday looking at commcerical properties with someone, and you'd expect to read a sign put up on land right next to a major route, but no, signs were so tiny, some falling over as well. We did have the time to stop and look at the signs, but most people driving by prob. wouldn't even look twice.

I totally agree with you; the signs should be readable from the road and/or from distance and maybe even at night (glow in dark numbers). Do you ever run into problem of others stealing your signs made with metal frame? Do you stick your rental or for sale signs, only in the window, of the property visible from the road, of course, or only out in the yard? What do you do about those communities where no signage is allowed to be displayed out in the yard or either in the window? I know some community associations can be finicky.

As I agree with using la arger more readable sign, in my experience I only used online ads (craigslist) I believe that with out that craigslist ad I would have not rented it so quickly...

Signs are ok if there is a lot of passing traffic. If your home is in the back of a neighborhood or cul-de-sac street, a sign may not work.

Thanks for the comments. I am lucky that I do not have any properties where you can not put out signs. As I saw the advice below, by advertising on Craigslist it can really attract attention. I found that people love seeing pictures of a property and the more you have the better. I have not had anyone steal the heavy frames from the for rent signs yet, but I feel by recycling the sign it will pay for itself even if someone takes it. For rent signs

Altcamel may be right about the opportunity to pick up a deal from a rental property with a small, falling over sign issue.

But I think one thing when I see a poor display. That is "lack of pride in ownership". That is what I think about when I see a poorly displayed sign. So for me personally if I was to drive by a place looking for a home to rent for me, and the sign was a joke, I would have some personal reservations about the landlord and I might just forget the home all together because if they didn't care enough to make the sign accessable and easy to read then how are they going to treat and deal with me as a tenant???

I think that a person with good displays and pride of ownership when it is evident by the sign at least will get better results as far as lack of vacancy and will likely get a higher end of tenant, one who expects more than the bare minimum of performance. You don't want a tenant that won't perform, or your asset won't make the highest return for you.

Just some thoughts....

I always carry a digital camera and simply take a photo of the property and the sign; don't have to get close, don't have to get out of the car, and don't have to write anything or remember anything. Can't remember stuff anyway...

Joe, you're right about the signs with big enough lettering!
One thing I noticed awhile back was for rent signs that stayed and stayed snd stayed. i thought at first "Why on earth are they having such a hard time renting out this place?" I have come to learn since, that investors leave those signs out to gather leads. Their property has never even HAD a vacancy. They may have OTHER properties though in a less visible area, and this is how they always have a list of current tenant/buyer leads. Cool, huh?
I myself have never used For Rent ads for my properties. I don't want any of my SFRs labeled as "rentals" in the neighborhood. They are never vacant, and I like to keep the tenant viewed as "just another homeowner" in the area. That's just me though.

One other thing, when I see a small sign and have to get out of my car, although it is annoying, it does make me remember the property better. Already have time invested. LOL

Visible Sign and legable

True, when you have to get out of the car to see the number, you do have a tendency to remember the house and the leg muscle that you just pulled. LOL :0)

But remember, not only is it important to make sure your sign is legable, you must make sure you place the sign so future tenants can see it and especially see your number.

We were driving the area the other day and came across a rental. We barely noticed the sign in the window, but there was no way we could call the owner/landlord. The sign's number was covered up by a huge row of bushes. Now this gives a whole new meaning to remembering a place. Not only did you have to get out of the car to see the number on the sign, you got to leave with the smell of evergreen all over you. Who needs perfume I guess. Smiling

Always remeber, put yourself in the renters driver seat, if you were a renter and you were driving the area, could you see the sign, would you want to rent that house. Remember, put yourself in their shoes.
