The EDGE 2012: Getting Into The Promised Land

To all attendees, live and remote,

With the vast information we received, we can take away specific useful strategies, such as:
WHO- we can network & partner with, and define if we are a Lifestyle or a Lifetime Investor as presented by Andrea
WHAT- a 15% NOI is and how that basis can structure an entire wealth building empire as presented by Chad
WHERE- we can market and mine for product and buyers with little or no money as presented by Joe
WHEN- we need to stress urgencies, Calls to Action, to buyers and sellers as presented by Ali
HOW- to formulate and structure the 25:1 wholesale techniques as presented by Matt, and HOW to accumulate wealth with passive income as presented by Nate and Jen's "Buy Right" methods
WHY- we must be utilizing social media and create systems to multiply our efforts as presented by RG

Thanks to the way Dean does everything for us, we have the recipes to follow for any one or several of the methods. And, thanks to Dean's Team we can reference the information over and over to exact the results.

By taking ACTION, we can get out of Egypt.

As always, with such passion, Dean's lessons got us PUMPED UP! He also prepared us for life smacking us in the face and gave us his wisdom to willfully, purposefully call on the core reason inside each of us to put on our own oxygen mask first— to get through.

We can take away this broader lesson to gain a global vision of our lives and decide our path.

Dean is the best Millionaire Maker on the Planet.

He has given us the recipes, the tools and his wisdom to find out and figure out how to change our lives as we choose to.

We can get ourselves into the Promised Land.

Here is my take away, an outline I did last night:
• Strategize improving my business:
- define exactly where I am now by using Dean's worksheet
- define where I want to be at specific times in the future by using Dean's worksheets
- discover what I must no longer do and effectively delegate so I am in consistently in my Unique Ability target, by using a combination of Dean's worksheets
- discover the key positions needed to round out my team and systems
• Action
- get with my team tonight and tomorrow to outline the plan of exactly what tasks need to be be done and in what order, and take ACTION in each area somehow each day moving forward, as we:
- discover the voids in the key positions and systems by redirecting energies within my team to have each key person working within their Unique Ability target, and taking ACTION each day, somehow towards filling those voids

That's as far as I've gotten so far, and I know it means taking a small break from my spending 15+ hours a day calculating and organizing offers, as I get others to assist. I know it means taking ACTION to get my other business sold, or taken over by someone else. I know it means I have to get more done each day by not DOING as much. I know it will take a minute. But, I also know I will get into the Promised Land.

Getting into the Promised Land

As I was en route back home, I outlined for a big meeting with my team tomorrow evening to get going on strategies on the ACTION plan; will keep you posted.

We'll be discussing how we'll shuffle the hats we're wearing now, the tasks we're doing, each person Unique Abilities and how we're going to fill voids to triple our income as fast as possible.

Hoping to stay accountable-

Action Steps from my outline so far:
First Day, Tuesday May 1:

X- met with my team
X- outlined the plan
X- redirected energies toward each person working in their Unique Ability Target
X- determined action items with responsible individuals, and deadlines

My in-house team has really only been me and my realtor, but one of my daughter's (G) in on the LLC and she helps with listings, comps and such whenever she can. We pulled in a young man (J) who worked with us on and off for 10 years, he and I have been talking RE ever since he looked at 123 houses to purchase his first home.

The 3 of us worked out some basics like:
- what is each of our Unique Ability, as well as what each of us should never do
- we confirmed we have the 3 necessities for a successful business (per Michael Gerber, E-Myth Series)- 1) a Visionary, 2) a Technician and 3) a Manager
- G and J are doing their 7 layers deep to discover their "why"
- by looking at "What's Working/ What's Not Working" we tasked out (to the one with the fitting Unique Ability) items that are working to be fine-tuned, improved and multiplied. We also put the "not working" items into motion.
- G and J both have homework, with Action Steps and Due Dates
- my homework is to continue aggressively doing 25:1 wholesaling, while delegating things I am bottle-necking, passing off the things sitting on my To Do list and...
- Drawing the Vision of N3Q by the end of the year with the key people and overview tasks

We will meet again in a week or sooner if necessary and find the Voids we need to fill.

Working toward the Promised Land

Update from today:

4th day after the EDGE-

Items making progress:
-We put our numbers together to try a soft sell of our Sign Business... soft, meaning we're going to try competitors we know first. We shall see.
-I'm actively helping as many people as possible on DG; lots of PM's which I will start posts on as soon as there is broader info to share
-possibly doing a deal with someone from NC, and possibly one with someone in CA; so we are expending
-definitely working in NE, made lots of headway on the Team (I started 9 mos. ago) and have a fellow DG-er (the buyer) doing homework, while the team gets us some stat info
-also jumped on a Commercial deal, need to work in my Unique Abilities tomorrow and work on the prospective buyers for this one-- we are expanding in this way as well
-delegated another 50 signs going out this weekend, as well as the phone system to handle it-- I've been getting too many calls to handle well by myself; need to do Dean's recordings or something
- also, got into a deal that I need help on-- need to find a buyer for a $600K house at a price of $220- $250. It's a fire unit, but I have the end buyer-- they want to pay like $290 for it and have the owner carry the note and they will pay all the repairs and do the deal immediately as a double or next day close. Gotta work in my UA for that too tomorrow.
- Initiated another time saver on the offer process. It will save me 4-6 hours a week and get offers out a day or two earlier than they have been getting out
- put in another plug for servicing the Canadian market as the "go-yo" girl in Vegas as 2 Canadians I met at EDGE got in touch
- I think that's it, except my in-house team, G & J should be working on finding the best spreads by area and getting a handle on our Social Networking systems (their respective homework)

we are trying to get some local coffee house groups together, so far we have upper NW state cities and need to get all areas across country interested. I can't wait to get that started.

In the last 7 days I have placed 115 offers, and eeked up the percentage to asking a little in hopes of getting accepted. In the prior two weeks, my ratio was awful as the valley was inundated with non-locals paying asking and above.
So, we tweaked our game a bit and by all rights I should be getting around 5 accepted shortly. I think I have 33 still open and active from older offers, and we've had 25 rejections this week. We weigh in at approx 123 active and that should produce 5 deals. Gotta keep the wholesale business running while we improve systems.

Again, I know I can get a little rambunctious, but... anyone? Love to hear from others that have gone home from the EDGE and stared "life" in the face and won the staring contest! Onward and Upward!

Awhhhh, shucks -)

When you get that Rock Star agent (thanks for the intro, again Chip & Andrea), you just know it.

For the first few months, poor Val was so inundated by the 25:1 strategy, but she kept at it... little or no pay off, but she knew.

We had some tough spots and many times my daughter G would tell me it's time to cut the cord; gotta find a new one, but I would talk to Val and say what can WE do to help... and we would work it out. I remember telling my Coach Ryan Hughes, that I wasn't sure Val could hang on, and he kept saying to hang on, "she's a Rock Star". So yes, knowing I am supposed to work in my Unique Ability zone, I dug in getting listings, doing comps, and my daughter systemized writing offers and we got through, one week at a time.

Did we get behind? Yep. Did we miss getting offers in fast enough and miss the chance? You betcha! Were there many times we should have seen a status change and missed a deal the second time around also? Oh yes. BUT, each time it got tougher, we worked together and we got even tougher.

Val didn't even go to the Edge (I didn't even tell her about it) and somehow particularly this week (after 7 months of working her tail off and only netting maybe $15 p/h) she has gotten super organized and improved our system to the point that we have an offer out on EVERY SINGLE REO under $88,000 in the greater Las Vegas Valley, AND she's on top of the daily status changes and together we have the Homepath OPEN dates calendared with the offers already in the system. Awesome!

She believes there's something beyond immediate gratification.

And I believe she'll get herself into the Promised Land too.

Never explored Omaha

I have never explored Omaha but if that's an area your interested in and you have someone down there to do the ground work for you it is total worth looking into. Just make sure you have a great team in place for it.

I'm going in.... because I started the team last summer, it was easy to resurface it, so that is done! Plus I got my son and his BF/ roommate all psyched, so they have sent be a dozen FSBO's already as well as For Rents. Last night they asked to help more-- so I gave them a spreadsheet and will go over some scripts with them today. We have one for sure buyer ready to Rock, so fingers crossed we'll find a deal right away!

Update to PUMP us up! A month after the Edge 2012

Update from today:

Almost 30 days after the EDGE-

Items making progress:
-I met with a competitor to sell the sign business, but a more plausible may be to sell to employees; Scheduled a meeting with the most probable employee
-Still helping as many DG-ers as possible, plus I met some DG-ers from Australia a week ago; all good
-the possible deal with someone from NC was put on hold; they will get into LV at a later date, good contact though, still in with the one person in CA, plus another came to me-- all good, but no deals yet.
-definitely working in NE, made lots of headway on the Team (I started 9 mos. ago) and have a fellow DG-er (the buyer) doing homework; I followed up with the DG-er, and placed offers in Lincoln-- got all the stats, looks good.
-also jumped on a Commercial deal, but they accepted another offer, always looking at more
-delegated another 50 signs going out earlier in the month-- not nearly the response I get from my best sweet spot- still handling the calls myself, but delegated the tracking-- phewf!
- also, got into a deal that I need help on-- they accepted another offer, but I've been trying to find a buyer for a distressed Beverly Hills, CA property frm a fellow DG-er--- no takers yet. I need to get a handle on blitzing on the web!
- Initiated another time saver on the offer process. It will save me 4-6 hours a week and get offers out a day or two earlier than they have been getting out-- this is going GREAT! we have offers on ALL props under $90K and last week stepped up to ALL props under $195! The wholesale auto-pilot is working well.
- put in another plug for servicing the Canadian market as the "go-to" girl in Vegas as 2 Canadians I met at EDGE got in touch-- this is not taking off yet, but I got another Canadian call today and we should do a wholesale deal together very soon
- my in-house team, G & J didn't yet too far finding the best spreads, but I did a search too and we got our new, added sweet spot!
- our tracking has improved slightly. The social blitzing still escapes us. I made several new prospective business partners this month and did 6 deals-- 3 with new partners!
