FINALLY!!! I've made many offers over the past year and I finally completed a deal. I've had accepted offers in the past only to have them fall apart. But this is a sweet deal I did in Maricopa, Ca. I found a property that wasn't on the market. The sellers had been unloading a portfolio 200 properties and this one was one of their last. They owed $5k in back taxes and the house was about to go to Tax sale by the County. After some intense negotiating, I got them to accept my offer of $15,300 on a 1/1. I assigned the deal to a guy who's been doing rehab work for other investors in the REIA I belong to. After all was said and done, I made $4600.00.

I know the area. Maricopa is a small town. Nothing much going on there. Proves that you can do a deal anywhere. Impressive! Good luck on your next deal.

Using the basic techniques that Dean teaches and you put $4600 in your pocket. That is just awesome. Way to go.
There are tons of students of dean having a difficult time finding the deals in California. It seems like it was the persistence and the determination to make this work and you pulled it off.
Now that you know it works, you can now just duplicate what you did over and over again. Creating systems is how people continue to produce income. Once they find something that works, they just continue to do it time and time again. That is how the rich become rich.

The market has nothing to do with it. If you find a good deal, it's a good deal. Keep trying and you will succeed!!! Don't quit.. that's the worse thing you can do because after you do your first deal, you will see it gets easier. You just joined this site in December of 2011. I joined in August of 2010 and I just completed my first deal in May of this year...Sometimes it takes longer for some than it does others. Keep doing the things you are taught. keep asking questions.. or start asking questions!! You can do this!!!! If I can do it, you can do it!!

One of the things I changed when making offers is NOT USING REALTORS!!!!!! Realtors I came to realize screw EVERYTHING up. They only understand RETAIL real estate, not what we do. Granted, there are rock star Realtors who work with investors but you spend a lot of time searching for them. Some Realtors will try to tell you that doing an assignment is illegal which is far from the truth. The title company I used knew exactly what I was talking about and no problem with it.
Secondly, make offers on unlisted properties. Look for the properties that look like no one cares about it, find out who owns it and make an offer. Usually, I if I see a Realtor sign in front of a house, I pass it up.

Ugh, I've dealt with that before. Including the selling of my g/f's house. I nicknamed that realtor, 'AssHole', because obviously he knew we were getting rid of him and he'd say anything to make money go his way. Only.
Glad you got the push from your people to keep on it though. It sounded like your sellers were lazy. It's no wonder they had more than 200 in their portfolio. Aggressive, or rather, persistent attitudes are the ones that get things done.
