OfflineFINALLY!!! I've made many offers over the past year and I finally completed a deal. I've had accepted offers in the past only to have them fall apart. But this is a sweet deal I did in Maricopa, Ca. I found a property that wasn't on the market. The sellers had been unloading a portfolio 200 properties and this one was one of their last. They owed $5k in back taxes and the house was about to go to Tax sale by the County. After some intense negotiating, I got them to accept my offer of $15,300 on a 1/1. I assigned the deal to a guy who's been doing rehab work for other investors in the REIA I belong to. After all was said and done, I made $4600.00.

Actually this deal is in the Central Valley. Bakersfield area north of the LA area. Huge price differences in these areas but it was still sweet.

I know what you mean. I had the hardest time getting deals to close. I almost walked out on this deal because the Sellers were dragging their feet and not performing simple tasks on their end. I finally got so angry, that I began calling them once a day to remind them that I was ready to close, money was in escrow and that the County was going to sell their property because the taxes hadn't been paid. The key to this whole deal was I was working with a guy who's been investing for a long time. I told him what the situation was and he encouraged me to stay in the deal because there was a profit to be made. I listened to him and I'm thankful that I did.
Hang in there Amer, you'll get a deal done and then more will follow.

Thank you,but i already quit.the economy is getting better and the price of Houses is going back.the houses are selling now there is no more wholesaling in real estate.all homes are selling retail price and retail buyers are buying no more wholesaling.
way to go, I am wrkng on my 1st deal too after having made hundreds of offers wheew! Im pooped, I have prop in dayton oh under contract now, by Wright Patt Air Force Base a 3/2 1224 sq ft beautiful house that only needs $4,500 in wrk per 3 contractors w/saw the house & the ARV if 69k & I will sell it for 25k. Who's going to buy this from me
