OfflineOK so wholesaled this deal actually a wk & a half ago & forgot to post it here sorry. So one of my buyers called me & asked me to help him co wholesale one of his deals he cound not fix n flip after all.
I created a postlet after checking the comps & sent it out to my buyers, lined up appts for them to go see it, it is owner occupied & is in Kansas City MO & I live in San Diego CA,one of the buyers took the prop & we assigned it for 7k! My take is 2k because we are splitting it 4 ways, 2k for ea wholesaler & 1k for the seller so she can move.
Mind you we would be paid out of closing which is set for May 10th so we havn't been paid yet 
I will be asking for $ upfront next time though.
It wasn't too involved, a little bit of a pain since the seller lives there & gave me a few headaches trying to sell the hm directly to the buyers but she was told we have it under contract & she has to sell to us & that we are assigning it.
Which shows you that deals like this can be done with owner occupants-they are more of a headache-but they can be done. Of the 5 deals I have done, 4 are from KC & 1 from San Diego, you can also wholesale in other cities! You just have to have faith & follow Dean's 30 days to RE Cash & take action! BTW I have a turn key package of 29 homes in process now too in KC that I am co wholesaling & am told it should close this later this wk, my fee would be 12k!

Thanks for the nice comments about my 5th deal, it's looking like it's dead right now afterall but that's ok. The buyer backed out & it looks like its a no go but like I said that's ok I am making more offers, at least 5 a day & adding buyers every day, today I added 1 buyer. Scheduled my day tomorrow, going to schedule the rest of my week and wrote out my goals for this week. This week I want to make $1,500.00! Getting busy & putting to use what I learned at the Edge. Yea I am pushing forward, personally as well as business wise, not going to Mexico for an extended period of time-it would take away too much energy & time from business.
And today added 3 new buyers to my list & posted or reposted and edited my current clist ads & got about 5 calls from that. Also got a lead from a buyer/wholesaler who wants me to wholesale another deal in KC so made a postlet & also took calls, returned calls & scheduled my day tomorrow. We can do this! Shah you have to come to the Edge next yr man! Talk to you on the call Tue alright cuz i am getting an agent in KC next week.
PS Also how did that hard money lender work out?

So awesome to see you there, I am still on cloud 9!!!!!! Wow, it was so much fun also working out with you in the morning and now I am working out every day and am getting a memebership at they gym and will go 1st thing in the am & am doing a cleanse for 5 days & getting in to shape, changing diet too, more veggies n fruits.

Oh yea man offers offers offers, actually not making any today & didn't yesterday because I am rebuilding my buyers list so getting buyers but tomorrow I will make a few, I want to make 5 a day for now. I did get sent a deal from one of my buyers today who is co wholesaling it with me & we have another one we are co wholesaling to that we have buyers going to go see tomorrow man.
Thank you so much for the encouragement this past yr has been so hard but I feel now I see the light & I am gaining momentum & I so want to help/inspire people to go out there & do it because if I can do it ANYBODY can do it, I mean anybody we just have to ACT right. Act on what we know to do & believe & not let fear hold us back or anybody or anything that keeps us down, we have to free ourselves from those shackles & push ourselves through.
