Use the HUD Website for Locating Investors for Your Buyer's List

Here is how to build a list of buyers ultra fast and systemetize a growing list of buyers.

Okay, go to the HUD website for your state. The HUD's website link: http://www.hud.gov/homes/

1. Now find the Bid Statistics section hyperlink and select your city. Hit the search button.

2. Now you are looking at the HUD homes autioned off or still available. You want to find homes that have had offers accepted. Take down or copy and paste the address and date into your tentative buyer's list.

3. HUD homes on the market for the first 10 days are available to regular home buyers only. After that, investors can purchase them. Find the ones investors purchased. The bid dates and last listed dates will clue you into the investors that nabbed the properties.

4. Scroll down to the oldest properties on the list first as these have already closed. HUD requires closing 60 days from the date the contract was signed.

5. After a home has been closed on by an investor, the registrar of deeds will be updated as well as the tax records. Now locate the investor and contact them. Go to the registrar of deeds or the county's tax website for cross referencing the lists of addresses you gathered.

6. Set up the system where you track sold homes. This way you have an updated and steady stream of investors to call or write and to place on your buyer's list.

Great approach...

Very similar to what many of us are already doing with our County Records websites, but I never thought to apply it to HUD's website. It's bound to pick up at least a few people who won't be on the county sites...

Detailed Instructions

Rick:

I will do my best to try walk you thru the steps for the HUD Site:

1. Go to http://portal.hud.gov/portal/page/portal/HUD/topics/homes_for_sale
(there are several government agencies you can check out also)
2. Click on HUD
3. Pick your state, it will load a link to another site, click that link.
4. On the right side of the screen "Real Estate Agent's Corner", click "Search by City" under "Bid Statistics".
5. A window will come up with a list of Cities, pick the areas you are intersted in.
6. A list will come up of all the properties along with all the bidders for that property.

Contacting Investors

I followed everything you said and got a list of the new "owners" of the properties on the county website. How do I know if they're an investor? Do I just call them and ask? What do I say to them when I call?

Finding Bid History on HUD Website

I was having a hard time finding this info for Missouri. Chris said that he had done it in R.I. so I asked him how he did it. He responded with the steps which is duplicated in this thread above. I tried his method and found that it did not work in Missouri so I had to work a little harder to find it but I eventually did.

Determining Investors on HUD

Holly,

Many times you can tell by the owner name. If it is xxxx LLC, or has the word investors or investments in the name, that's a clue. In Missouri, the HUD listing identifies the owner as an investor or an owner/occupant. Also, in my county, the county website will name a man and a woman "H/W" This might indicate that they are owner/occupants.

finding info on investors..

I also found some investors that are just listed by their name, not a particular company or LLC. Anyone have ideas about how to find these people's phone #'s.

Hey everyone,

I went to search and I only found three properties sold in late November and December around where I live. Do they clear off the older auctioned properties every month? Is there a way to find them or do you just have to keep taking down and checking the site for new sales?

Problems with HUD

If you are having problems with the strategy I layed out, you are not alone, I am having trouble making it work fully. However, I haven't played with the system long enough to get the hang of it and make it work for me. I learned it from another source. Each state is different. I would just advice playing around with the site and figure out how to make it create a list of motivated buyers. You might also consider talking to an agent that is listed on the HUD site or call the site's contact info and ask them questions you have. Hope you can make it work.

Have an Address!

If you have an address, you can locate all the information 60 days after the closing at the county of deeds or tax assessors office if I am correct. I know that with the address, once the county updates the records, your investor's info will be listed.

just trying to start

Hope this works for me. My house is going into foreclosure, lost 2 jobs in the last 2 years. Haven't been able to find anything, probably due to my age, I'm a senior, and my credit rating is so bad it goes against me on job apps. Believe it or not I'd say you're in a great position. Have you gotten any of Dean Graziosi's books? They'll give you plenty information and action steps on how to sell property in foreclosure. Furthermore, you're the one negotiating the price; just let the buyer know you will accept no less than said amount (foreclosure amount plus fees). If there is considerable equity in the property you may want to consider adding on a little more for yourself to cover other expenses or RI investing.

This is an awesome idea! I tried it, but have one problem. There are a few Investors listed but even the ones that have sold over 60 days a go have not yet been updated on my counties website. Im going to call them and ask their turn around time in updating. It does list the agent that made the bid...do you know of another way of getting the Investors contact info?
