I am 46 years old. I am a sub contractor. I've done one flip about 4 years ago, before I got Dean's book. I really didn't know what I was doing. A realtor friend that also does flips helped me. I basically did the work to the house, but I have no idea about the paper work involved before that point. I just signed the papers as they were passed around the table, and before I knew it, I just bought a house. I had a year to rehab the property and get it sold to satisfy the bank loan. It took me 8 months working only weekends and evenings to sell the house. There were no out of pocket expenses for me. The bank financed 100% of the costs. I was broke when I did that flip, and I am just as broke now! I am excited to get more involved in real estate investing.
