Like so many of us newbies Eye-wink, using this very informative and helpful site, we are usually starting with little to no money to finance and not so great credit. I think I speak for the majority, when asking, How did you (the 'old hatters') market to investors to assign purchases to?

Attract investors

hello Madison and welcome. I am not an "Old hatter" Rather new at the game actually. I have only been doing this about 3 months now and if there is one thing I have mastered it is atracting investors. Here's how I did it...

I put an add on craigslist that basically said " investors needed for multiple investment properties" Even though I had none at the time I was confident I would soon. When they called I put their name on my buyer's list.

I called adds in my local paper that said " I pay cash for houses" etc... and I asked them if they paid a finder's fee if I found them an investment property. I then got their e-mail address and added them to my buyer's list.

I currently have 13 investors on my buyers list. I know what each one is looking for and how fast they can settle. I currently have 16 properties that I am researching, 3 that I have put bids on and 3 getting ready to go under contract this week. When I lock them in I will contact my investors and assign them. I have not closed any deals yet (like I said I am rather new as well) but I am looking forward to reaping the benefits of my work real soon.

I believe they are different

To sell something, wholesaleing, you must own it. You do not own the property when you assign the contract you just have control of it.. Thats how I see it, but I may be wrong.

All your information came in handy. I just got a list of properties from a realtor. Have to look them over and do some homework. Hopefully I will be able to assign some of them.

Actually, Sully's right. A wholesaler doesn't have to own the product to be the wholesaler. Wholesaler is the middleman between the supplier and retailer.
Have you heard of drop shippers? You can sell something you don't own on ebay or craigslist for instance and have another company that makes the product ship it to your customer. It's the same prinicipal for RE wholesalers. He who controls the contract is in control and can wholesale it to another buyer. That's the whole purpose of locking up the contract vs passing the info to a wholesaler. YOU are the wholesaler now, not the bird dog. Eye-wink

This is the argument that makes it illegal to assign contracts in some states. They believe that you are acting as an agent in the sale, because you do not own the property. In those states, it is illegal to act as an agent in the sale of real estate without a license. That is why the double closing came about. This is how my broker explaind it to me.

Assigning A Contract

One way to get out of a contract is what's called assignment, which is finding someone else to take over your obligations. Because contract rights are considered property, they can be transferred to others just like a piece of property such as a home or car.

Let's say you have a contract to purchase a certain number of gizmos each month from a gizmo seller, at a certain price. The contract runs for a year. You've decided gizmos aren't working out for you, and you'd rather not buy any more. As long as your contract allows it, and it's legal to assign contracts under your state's laws, you can just find someone else who wants to buy the same number of gizmos each month and "assign" your rights and obligations under the contract to him.

Most contracts permit an assignment as long as the other party to the contract approves the assignment. And many contracts require the other party to approve of an assignment as long as the assignment is "reasonable," meaning that the assignment won't jeopardize the security of the other party or increase the other party's risks.

I put the following ad in the real estate for sale section:

Heading: Investors needed for multiple investment properties

Investors needed! I have several investment properties under contract well below market price. I am looking for "Serious" rehab investors.

you can also put this ad in the real estate services section or the Real estate wanted section. You will have to change it around to put it in multiple sections. They only allow you to post your ad in one section at a time. By changing it around the system thinks it's a different ad.

I have been very successful on craigslist. I currently have 2 deals locked up, 3 pending my offer and I have assigned one and am about to assign another. craigslist works!!!

my point of view

THE MAIN THING IS TO KEEP THE MAIN THING THE MAIN THING!

The reason I am yelling this is because IT DOES NOT MATTER if you assign the contract or find some other way to get paid for linking up a buyer and a seller. DO NOT WASTE TIME WORRYING ABOUT SUCH SMALL DETAILS! I have assigned deals and gotten paid and I have also just found deals and told people about them and gotten paid without any written documents. Don't do business with unethical people. Just do deals. There are so many of them out there right now it is crazy. In one month I have flipped 5 deals for a total of $47,500. Some I assigned, some I just acted as the bird dog, some I closed on and then resold real quick. It doesn't matter. What matters is making money and having fun and helping other people make money. Get it done.

How to attract investors to your deals

The way to attract investors to your deals is this: Make it so darn easy for them that they would have to be crazy not to do the deal. Walk into any real estate club and ask everybody this: raise your hand if you are interested in buying real estate that cashflows and has equity. When EVERYBODY raises their hands then ask them this: Of the people that just raised their hands what kind of property are you looking for? (here is a secret-always sell someone what they want to buy-yes I know it's genius) Don't try to sell someone something they don't want. I recently assigned a duplex to an investor because another single family home I had for sale he wasn't interested in. When I asked him why he didn't want to buy a single family home with $40,000 in equity and $400 per month in cashflow he said "because I want a duplex". So I went and found him a duplex and he bought it. Next ask them where they want to invest. Then ask how much equity do you need in a deal to buy it? Then ask how much cashflow they need.

Do you see my point? It really isn't hard. Ask good questions.

The bottom line is this: If you want to attract investors then you need to become attractive--NOT THE PROPERTY! People buy from people, plain and simple.

You become attractive by going out and meeting people and asking them good questions and finding out what they need.

The next time you are at your dentist office, lawyers office, insurance office, any sales office etc, start talking to these people because there is a good chance they have money and there is an even better chance they have been losing money in the stock market. People with money are begging to find something to invest in.

Here is how to break the ice: "Wow the stock market really took another big hit today didn't it." and then they will say "yeah tell me about it, I have lost over $100,000 in the market this year!" then you say "hey I don't know if you know it or not but I am a real estate investor" they will say "really" and then you say "yeah and there has never been a better time to buy real estate-you should see some of the deals I am finding!"

I think you guys get the picture. Tell eveyone you know that you buy real estate and watch what happens. The gates of abundance will open up and shower down on you.

Get it done.

Just do it!!!! You are so right. I have been so busy( even as a newbie). The deals are numerous. I have properties, people sending me emails on properties, people wanting properties, mega phone calls about properties, and some properties I haven't even found yet but there comin! vacant properties, distressed properties,unwanted properties,even very old properties:) Smiling Economy problem... what economy problem? My economy is doing just fine!

I have recently become a loan officer with a local mortgage co. so I can be a part of the tons of modifications going on right now in the real estate market. I have come across alot of pre foreclosures where the people don't want to sell so i help them keep their property by doing a modification with their mortgage co. Like you said it's about helping people.

I have done so much research,that I almost feel like a pro. lol

Attracting Investors

My only regret is allowing for my job to control the amount of time I have and use it as an obstacle( CRUTCH ) over the summer.

As Dean says in his Ready For Success audios( paraphrased for the masses ):

Will I need to secure a license in CA to do business prior to ad posting?

If so, how will I be able to continue to provide this service with the main goal to create " win-win" situations for both your client and yourself?

How do you screen your potential clients?

What particular questions do you ask in order them to develop that relationship of trust to eliminate the scent of potential scam?

Is there a set dialog sheet you follow during each phone call/ email you receive which gives them the confidence they have made the right choice to do business with you as opposed to a local realtor?

What fee would you recommend charging your client after you lock up the deal and assign the property?

Got a Potential Investor!

Well, freeindeed, I had posted the same ad that you did on CL and had received a response today! OK, it was only one, but, I think this person is for real.

She had stated that she and I believe her husband, had done some rehabs in the local area an was looking for 3 more in the next 6mo.

Now how should I approach her, now that I don't have any properties under contract, contrary to what my ad said?

Should I tell her those deals are not available anymore, and if she is interested in either assigns or, referrals?

What do you or anyone else out in DG Fam land, suggest?

I am not sure what you are asking me but I will answer the best that I can.

No you do not need a license.

When you say clients are you referring to buyers or sellers?

I do not have a set dialog in my response i just stay "real" with people. I am upfront about who I am and what I do. i make sure both the seller and the buyer know that I am going to make money off the deal. I will control the deal until the deal until settlement. That way I am there and I get my $$.

With investors I basically ask what they are looking for, how soon they can settle a deal and if they pay cash. with sellers I simply get their address, reason for selling and how soon they are looking to settle. I then research the address and if good begin the negotiations. i do not like negotiating via email I ask for their phone # in the first email response.

I have decided to get a set fee of 4% on all of my deals. This simplifies things for me and my investors know what to expect to pay each time I assign a deal. I could probably get more for a few of them but I do not want to get greedy and I want my investors to trust me.

Hope this helps. remember... I am new at this also so I am learning as I go along.

I simply tell people that I am interested in doing business with them and I am waiting for the contracts to be completed on my investment properties. Tell them you will forward the information to them as soon as the property is ready for resale. This way you are staying honest and they will be waiting for your deals. Then send them everything that you lock up in the future. get their information, phone number, what type of properties they are looking for and how soon they can settle. Then GO FIND THEM WHAT THEY WANT!!!

Good info! I too believe you have to be honest. Trust me, I worked for the company, as a Senior Sales Manager, that sells Dean's book and of course other products, and guess what. I was always honest with my customers and was one of the top salesman!!
