Wholesaling in California

Hello everyone,

I am new to the wholesaling arena and I am looking for some help and guidance. Is anyone successfully wholesaling in Southern California in this current market (2013)? A lot of the realtors I've talked to are saying that since inventory is very low, there are bidding wars on properties and everything is being sold at or above asking price.

I live in the San Bernardino County area. I am looking to get some advice on what's working in today's market regarding finding motivated sellers. Any advice is greatly appreciated. Thanks in advance.

Hide and Go Seek

I am going to my Boots on the Ground this week. I'm over half way through reading my 30 Days to Real Estate Cash. Just trying to be prepared and to do that, I must hide from my family to study. It's alot of work, however I'm excited and want to run..... I hope everyone else that is new like me keeps going. Practice what you preach, that's my Y for the day.

Deal # 2 DONE!! ... $6,750 net!!!!

Just got deal #2 done! Got a property under contract from one of my Bandit signs Friday a week ago. I set up 3 investors to look at it last Monday. The FIRST one who looked at it called me back 30 minutes after looking at it and said "I'll take it!" I assigned the contract and picked up a check for $6,750 that afternoon!! HAHAHA!! YES!!!

Onward and Upward in 2013!!!

Is There Moss Under My Feet

I am an individual that works so hard I don't take care of myself as well as I should. This site is more than learning about real estate for me. This is learning about what I want for me and what I can do for myself to attain my goals, dreams and desires.
What my thoughts are right now is that inspite of how hard I believe I am working am I doing enough of the right things to move forward fast enough so that moss doesn't grow under my feet. My financial situation does not allow me to hold on to the properties I am submitting contracts on so I can generate cash flow. The focus needs to be on wholesaling right now.

It Happens When You're Eating

Remember all the jokes about selective hearing? It is so true. Now that I have been working on my REI education I am hearing words I never conciously heard before. Words like leverage, estate, moving, agent.

I was attending a barbacue at a friends home and with so many people there all talking at once I usually hear only the conversation in front of me. I found that my head would pickup from my plate each time I heard these new words. It wasn't long and I was having the best REI conversation with a guest who was in a selling position for a property in their families estate.

So what I've learned is you can even have opportunities for REI when you are up to your elbows in some great barbacue.
