Need Help a.s.a.p - Have an appointment with an agent tomorrow!

Good evening everyone. I need help! Any help would be greatly appreciated. This is what is going on. I am in my day 2 of reading 30 Days and thus far I am on pg 43. I opened a profile at Trulia.com so find an agent. I got 5 prospective answers and 1 actually called me today about a couple of hours ago. We have set up an appointment for tomorrow at 12 pm MST. I have no idea as to what I have to say to the agent! Please help, any feedback would be greatly appreciated.

This is the letter I sent out to my prospective agents:

Finally getting started

Hi. I'm a newbie and want to do assignments in Texas (where I live). I'm ready to contact real estate agents now after reading 30 Days to Real Estate Cash and have a question: is it better to call ReMax or Keller Williams and talk to the agents or should I do it like Matt suggests and send faxes to all the local real estate companies and have the agents that are hungry come to me?

Also, when the agent asks how am I going to finance, what exactly do I say?

I have a sister-in-law who is a real estate agent but she is not with Remax or Keller Williams. Should I try and work with her?

Need Deans Transactional Funding Info

Hello all, i have been a student of Dean's for a while now & finally want to get started again. My second attempt that is...lol... I enjoyed the 3 day training back in April 2011 with Paul Young in San Francisco,ca.
Dean & his team really want us to make our selves proud Investors. We have everything we need to become millionaires, we just cant be afraid to make tons of mistakes until we get there. If thats wat it takes.
But the reason im writing tonight is i lost the contact number for my 1 year free Hot-line Support & also the transactional funding info. I plan to start wholesaling REO's though the double closing process. If any one can give me advice from a California laws perspective, please do so...
Please help provide me with the 1-800 Hot-line & transactional funding info.

So, while I am waiting for the appraisal on the property under contract I thought I would look at the MLS....Found a smoking deal on a home and want to find funding for it....I don't know anyone with money and I need about 230K....Who do you recommend for lending?
