This was a classic moment. Found another distressed property from my FaceBook contacts. Had to move fast on this one as the Home Owner is leaving town tomorrow morning to start over & get clean from drugs.

I found this property from a post of a friend of my sister & she had pics of her neighbors property.

We'll, the property turned into even more of a drug house, after the home owners walked away. There was no water or electricity & The property just got condemned The H.O.'s happen to come back to the property to get the last of there items & that's when the neighbor "my sisters friend" referred them to me.

Can't wait any longer. Have to finish my order so there was no time today to do anything else.

Hi everyone, My name is Jason and I live in Washington State pretty close to Canada off I5. I have been doing work all the way from the Canadian border to Tacoma. I will do my best to log and keep track of my journey from working to hard for someone else to make them rich to giving me and my family the life we deserve to live! Anyway, I say day1 sorta cus I started a while back say 3 or 4 months. I haven't done like I should've and started a post them to track myself. So I've been working a lot on my Investing career, yet I'm sure it's been somewhat unproductive and floundering.

Whay I need is an investor wanting to make some money through a purchase to lease option..Home is worth 220,000 can be bought for 160,000 to 189999.00 Need it to be lease optioned back to me for 48 months with a balloon.

Today I spoke with my client who needed help with possibly using a management company. After I told him the comps for his area and what I was told at the investor's meeting last night, I think he is going to lean towards holding the property which in the long run will better serve him. His story leads one to believe that he is going to need a large chunk of money in the future to handle medical expenses for his family. Giving this property away now will not get that done. Hopefully the Mgt Co will be getting him some better tenants and some money in his pocket. If he uses the co I recommended, I will most likely be getting a finder's fee. Every little bit helps.

Other than that, today was a lure day. I did check out some forums while listening to Dean on Greg's live event.
