A Lock Box
September 12th, 2011 | posted by LandCzarA lock box is your friend especially if you do this on the side and have a full time job.
It's a simple little thing that has combination and hangs on a doorknob. The combination opens a little compartment that you can store a key in. Investors can go by and check out the property anytime whether you are there or not!
One thing to remember. When you give this combination out make sure you know or trust the person going in there. I can usually tell if I have a player on the phone or not. Only major players get access to my properties without my presence. I have an obligation to protect the house. One thing we don't want is to come show a house one day and all the copper be stripped out because I gave to lock box combo to an untrustworthy person.

Over 1000 homes have burned down during the memorial day wildfires.
September 12th, 2011 | posted by SYLVIAMARROQUINMemorial day brought several large wildfires to and around Austin, Texas. Over 1000 homes were lost and many more were damaged perhaps beyond repair. There are many families that will need to rent a home while theirs is rebuilt. Others will buy a home. What might be some of the opportunites for a win-win for investors and displaced families.

Short Sales

I want to make an offer lower than what bank is offerimg and have the bank hold a new mortgate for me say at 80% of FMV taking the equity at closing for my profit minus repairs. Any one done this?

Taking action!
September 12th, 2011 | posted by Kra-Z LaNitaWell for the last two weeks I bave been viewing properties with an agent. I have decided I want to make offers on 4 of them, but I'm not sure where to start with the offer prices. I looked at the comps near all locations and had a contractor give me estimates. I think I may just need to throw anything out there within reason, but low. If anyone can give me a few words of experience to ease my rookie level approach, please do so, ASAP! I'm ready to jump into the REI pool...
p.s. I also have 16+ leads to pre-agent properties I plan to contact this week!
Letter to REA

Does anyone know where can i find the letter to REA Dean mentioned from "PROFIT FROM REAL ESTATE RIGHT NOW!" on page 139. I thought it'd be better for me to attach the letter to my agent instead of explain to them how MY system work!
