financing on investment property

please forgive me if i've asking this question in the wrong location.
We own a home that is free an clear. the problem that we are having is the banks are telling us we cant pull any equity out of it since we don't live in it. Has any one else out there ran into that problem. we have had it now for 5 months

Florida Duplex

I have a relative who has two duplexes in a rural part of North Florida that he cannot afford to do anything with. They are in pretty shabby condition and will require quite a bit of work to get into shape for anything (new roof, plumbing, electrial, appliances, etc). How can I get this property from him and how do I get funding for renovations.

Looking for DGers

We are just starting out and we are looking for others who are DGers throughout California and Nevada. We live in eastern CA and hope to work with others. We are focusing on Assignments to start with and work into REO's. Would like to hear from others who are newbies as well as experienced investors.

2) Solid section 8 tenant occupied
3) Have local management in place

After taking out taxes, insurance & management costs,
the cash on cash return is still 16.55%

We would prefer to move the whole 21 package at once.

We will consider breaking it up into smaller groups for the right buyers.

Day 40

It's 1 am and I'm finally done for the night!

Here's what I did:
Answered my emails (no PMs again today)
Sent out a couple PMs
Read a couple of journals
Met with my new RE agent (FINALLY) and am excited to be moving FORWARD!!!
Did tonight's mentoring call
Downloaded a number of the mentoring calls
Went through the lists the agent emailed to me (will need to pin the cash solds and look for pockets)

Posted my dailies and calling it a night.

Till tomorrow (actually Later...)
