Deals aren't found. They are created...

I wanted to chat about finding deals today. There have been occasions where a deal wasn't a deal at all when I put it on contract. However I cashed in huge later on because I was willing to work with the seller and listen to their needs.

A deal is made. It's not found. You make a deal out of thin air by talking to the seller and taking the time to find out what it is they need. I have one on contract now we'll use as an example.

There's a house just outside of a town in Missouri. An older woman owns it. It needs NO WORK WHATSOEVER. In fact it has many new updates and features. The woman's daughter calls me up and says we need to sell this thing. It's been with an agent, it hasn't even had a bite.

- I said well why do you need to sell?

I've just ahold to my first real-estate agent. I'm really excited. I have some of the beat deals in the world in the Muncie Indiana area. If anyone wants to get involved with me please do as soon as possible. I love dg.com and I'm ready to work with someone who is ready to make a lot of money with dean's tips

So far...

I've talked to the real estate agents over the phone and Matt was right. Not all real estate agents are the same. I've had one give me an email and I must say that is a milestone for me. I can work on my confidence over the phone and just do it faster.

Day 35

Got busy today with my RE research. Looked up the props I found yesterday only to find that the listings I saw on 3 props didn't match the appraiser's listing. Also did comps on all houses and only found 1 to be even close to being a doable deal.
On the upside, I got an email from an agent in response to my ad. I'll be contacting her tomorrow.

Spent a lot of time today doing the research and see how it's better to have someone else do this for me.

Spoke with West Coast partner only to find that he is not moving forward at the rate I was hoping.

I answered my PMs and email and made some entries in a few journals

Listened to a webinar about creating passive income then listened to Matt's mentoring call.

I'm just starting out

Hello everyone...
So I am basically new to REI - I did a flip in 2006 and lost a big chunk of money due to the sharp down turn. I was laid off (again, twice in 18 months) in Feb and have been applying for jobs. But here's the thing....I don't want a job! I want to work but not full time and I want to make good money when I do work. So REI seemed to be a good fit for me.

I am starting this blog to keep me motivated and accountable. Afterall, I have no idea how many people will be reading this but it will keep me focused as I will have to update this often.

Just got my two books from DG - in the middle of one and plan to finish in the next couple of days. I am excited to get started and have begun the process of finding a realtor and joining a REI club.
