SO, the bank accepted my offer on a short sale in Los Angeles. Hopefully, starting escrow Monday. Keeping fingers crossed we close in a timely fashion. Now I have to apply what I have learned and go for it.

Website: Saves time, money and it works 24/7
September 8th, 2011 | posted by LandCzarA website is a great tool! A website is your friend. It works 24 hours a day. 7 days a week. It provides a central focal point for your business. It gathers everything in one place.
I used to advertise for...
-properties
-buyers
-sellers
-bird dogs
-wholesalers
-investors
-etc.
Now all I advertise is my website. It cut down tremendously on my time and effort. It also saves your investors and buyers time and effort as well. There's nothing better

A Lot To Catch Up On
September 8th, 2011 | posted by david_purpleMe and my father, Jonathan, started studying Dean's training materials as partners almost a year ago. Since then we have set up an automated 1 800 number, handed out tons of business cards, even submitted a few offers, as well as implemented several of Deans other strategies. We have been documenting our work and coordinating through Microsoft office live and over the phone since he drives a semi-truck for a living. I am making a living as a custodian currently, however if you ask me what I do, I'll tell you "I'm a real estate investor," with a confident smile then hand you a business card. I'm also the husband of the most beautiful lady ever, and the proud father of 2 year old and 8 month old girls. Until now we have not been able to flip any properties, but we will never give up.

Finding previous owners that have packed up and left, best strategy for getting
September 7th, 2011 | posted by AzzendingFinding previous owners that have packed up and left, what would be the best strategy for getting something going on these properties. I have asked only one neighbor so far if they had any info on the family, but she did not have a number for the family, but she did tell me that the family had abruptly left in the middle of the night some 9 months ago. The name I retrieved from the appraisal districts site gave me only a name, reverse address rendered nothing so far. A sign on a window restricting entry to protect the interest of the lender,[then goes on to say BAC field Services Corp ( New company Bank of America formed after being busted by 60 minutes for forging notary signatures and assignments of mortgages and other important ownership docs. This program is a must watch.
