Hello DG family It has been my dream to become a Real estate Investor for a long time. I keep coming across great deals in my own back yard like this one I have attached. I wanted to start off bird-dogging for some serious investors but I'm not coming across any serious quailified buyers. I have been to a couple of realestate clubs to network most people cant obtain financing due to new banking guidelines. I have lost out on three deals already because of this. Was hoping anybody could give me any ideas to find some serious cash buyers.

have literlly no money in no account in my piggy bank or my pockets behind on on months rent and i am trying to comitt my self dearly to this program.At the same time i have no job and scared that i might not be able to do even to do a first deal,i have no money for nothing my last was spent on deans program literalty. My close friends mother is a real estate agent and im 100% sure that she has not read your book nor knows none of your stradigies help me please how do i start with absoloutly no money no green

OK I haven't written anything about my progress so far.

After loosing my house to a foreclosure in 2009 I rented for a while and finally decided to move to Florida closer to my family. My wife, my dog and I moved to Florida (living with my parents but not for long) and then I started to get a hold of my finances. I read a lot about fixing the credit and no two years later my credit is back to 712 (two years after foreclosure a 712 FICO WOW!!!!) still the banks wants me to wait one more year to loan me money for real estate.

Then I started reading about real estate. Bought Dean's books and last month joined the success academy.

In the last month I have learned a lot.

* I now have 10 cash buyers in my buyer's list
* I have posted bandit signs

Good Morning,Today Is the day that I have to get my actions together as far as getting a deal or two done.My goal Is to get at least two deals done by November,Do you guys think I can pull this off.I pray on this because It would be the answer to my prayers.My family and I would have a great Christmas.I have found a lending company who specializes In backing up real estate investment deals.When I found this and also found out that they were so close to my home I became excited.Now all I have to do Is find my property.Every one wish me luck.By the way,These contracts are real right.by real I mean legit to be able to use for my deals?Lord guide me at this nervous and unsure time of my life.Thanks for reading....
