Keep to the Basics

As a coach for Dean, one of the neat things I get to do is talk to several of you each day on the phone. It is always a kick to hear about the success that is going on out there. I get to hear so many success stories that staying up for my job is very easy. The common thread that I find with those who succeed is that they stick to the basics and do not try to reinvent the wheel.

What am I talking about? Maintaining a good buyer's list is one. Having effective agents finding the right properties. Making the amount of offers needed to succeed. Keeping a pipeline full in all of these areas.

Go For It!!!!

Life is very short. Time really does fly by. Do not put off the things you are wanting to accomplish by always procrastinating. Think about the dreams you are wanting to see come true.

Real estate has been the vehicle that many people have used to fulfill their financial dreams. Do not let yourself be cut short. Do the things yhou know that you need to do in order to find success. You have the tools, knnowledge and skill to succeed.

Money all by itself will not give you happiness. However, as you are able to provide for yourself and your loved ones well, you open up so many other doors. You have the entire team that Dean has put together pulling for you.

Go for it!!! You can do it.

Finding An Agent

Finding the right agent or agents to work with can be an interesting process. Agents come in all shapes and sizes and with every range of motivation to make money that you can imagine. Some agents are creative and willing learn. Other agents are rigid in their thoughts and can picture only a few ways that business can be done.

As a coach, one of the things I often hear from students is that a real estate agent seems to be pushing them out the door instead of wanting to work. The agent appears to be more interested in not working instead of finding properties.

TAX LIENS AND DEEDS

Liens and deeds were little treasures that I came across several years ago. The concept seemed so simple to me that I thought there must be a catch. Nothing could pay these kinds of returns without there being some sort of catch. Boy, was I wrong!

Liens are especially attractive to me. The income is great (you can regularly make 16% to 18%). You are simply managing lien certificates. The time invested is well worth the returns received.

A person that has a self-directed IRA or other funds, could put $300,000 into liens and see an annual income of over $50,000. This will beat the heck out of things that are going on in the stock market. Also, your money is managed by you, not a stock broker.

The Buyer's List

Developing a buyer's list is the foundation for a successful investor who is not buying and holding. An understanding of the needs and wants of your buyers will allow you to have great success.

Buyers who are looking for things to rehab are very attractive to me. I have dealt with several of these types of buyers through the years. These types of properties usually allow for a nice profit for the buyer and for myself.

Looking for properties that have been on the market for sevral months is another good way to go. Looking at estate sales and auctions can be money makers.

Remember to listen carefully to your buyers. They will tell you what they are looking for. Go out and meet their needs and you will have something to put in the bank.
