I'm working to build start up capital with wholesaling.

Desperate To Get Started

I have studied and attended several courses over the past couple of years and I'm desperate to get started wholesaling. Mainly because we need to generate some quick cash. I'm also interested in both buy and hold and flipping but believe that the best solution for our need of quick cash is to wholesale properties. I would love to win your IPad but would also love to get training from you to help with getting a quick start making cash.

Susan and I are in week 5 of our advanced training program. We are trying to match buyers and sellers. It is like juggling three balls at one time, to make our first deal.
We are interested in the Fort Myers/Cape Coral area, where we used to live. There is low hanging fruit there, if we could just get started.
We owned 12 units there before, and more or less broke even by selling out, before the big bubble burst in 2006.
I feel more confident in buying a duplex that will cash flow on day one, refinancing with the bank I will interview, and repeating while the market begins to return to the previous levels, and then sell for the big bucks.
Meanwhile, Susan and I are working for the fast cash. I am returning call #6 from our new 800 number and proud to say I had 3 bandit signs stolen over the weekend.
Its onward and upward, dam the torpedoes full speed ahead.

This is really a hard one to answer, What if I told you I am doing all 3 in One. Remember I do stuff out of the norm. Will go into more detail when I see you. Thinks for the opportunity of the giving me all theses tools to work with. If it hadn't been for info commercial I would not be here today.

Don't know if this is going to help, but hear me out. Wholesaling is the first choice, to build capital, but I am in a market that is still dropping thus investors seem to be too hesitant to flip fast and the deal isn't a deal in a few months. (obstacle). Solution wholesaling across country need to know how to do that!
Second is to buy and flip as the market is first time home buyers----Obstacle waiting for financing (theirs) , need really good deals--dealing with REO agents and auction sites and dropping prices. Solution (how do you predict FMV in a dropping market -next weeks blog please) to convince Asset Managers/ REO Reatlor who live across the country their price is unrealistic, comps change monthly.
Also would like to buy and hold for long term income. Need to do that nationally too.
Answer is all strategies as not one works all the time and multiple streams of income a good thing. I assume you're trying to decided which one comes first.
Dean, you talk about failing a lot but failure though it hurts my ego, is nothing more then an indication that something is not working, hence a change in direction

Currently own rental property and the market for renting is slow. Prefer to wholesale right now. Prices have never been better and interest rates are down, so now is the time.

Buy the property, then rehab to code, (staging maybe) and rent.
We have some refugee families nearby that are looking for housing..
So, my answer now is to buy and then reab then rent.

I am very interested in buying property at a low price and fixing it up and reselling the property! I am currently working on a "flip" and hope to sell it in a couple of weeks!

Hi Dean,
I purchased and read your book a while back. I continue to watch your weekly blog. I am married with three children. I want a change to better my life and the lives of my family. I know Real Estate is an excellent way to do it.
Between work, school, family and church, I can tell you it is extremly hard to find the time to do anything else. But somehow I don't want to give up the opportunity to make a breakthrough. Hopefully, I will be able to do that with your new course in the near future.

Wholesale

I am just getting going and need the cash so am starting with Wholesale but plan on doing it all.

Wholesaling

Considering the lack of funds, credit, major roadblocks with financing, banks Not lending, Wholesaling is my only option. Matching properties to qualified investors is a whole other issue.

However my dream to rehab, rent, & flip at the right time will have to wait. I am residing in Austintown, Ohio and would love to purchase property but the investors out here are buying out all the properties as fast as there placed on the market, leaving no chance to invest, for the little guy!

Dean, Thank you for your inspiration, it is quite frankly the only thing that continues to fuel my faith! One day I too will be financially set. Enabling me to continue to take care of my family.
