Wholesaling, for sure.

My main strategy is to buy low, minor fix, then hold for steady cash flow.
My goal is to eventually have 25 free & clear homes, then work wholesaling & fix&flips deals when they become available!

Buy,Fix & Flip has always been most appealing to me as a main source of investing.That being the case I am not opposed to wholesale deals to generate investing income. Ideally I would like to do both Flip and Buy Fix & Rent. This does not mean I would pass up the chance to do a wholesale deal .

I want to try wholesaling and make myself some money so I can feel good about being self employed.

Right now I just want to do wholesale for quick cash but I really am interested in doing all. Wholesale, buying, fixing, then selling or renting. I also have other thoughts in mind but that would be much later.

I'm interested in all three in time. Right now just Wholesale.

My partner and I are wanting to start with wholesale and buying cheap, restore the home and resale first as $ is the limit but we have plans to go big in every area. We are trying to build our own buyers and sellers list at the moment and trying to do some of the leg work (preparing ourselves) now before we get our official trainings at the end of this month. Just can't wait to get our feet wet and dive into the impossibilities to become possibilities. Believing for greater things in our life.

Am just starting out so am mostly interested in wholesaling but eventually would like to buy and hold.

I am most interested in accumulating properties with positive cash flows and holding them for big profits when the market finally turns. When can I expect my I-pad??

Although I'm new, I would prefer a buy and hold stragegy. Wholesaling is good for (relatively) easy ready cash; but the money generated for positive cash flow, along with being able to place the property in the retail market for excellent profits is a better long-term strategy for me.

I need to wholesale NOW, to pay down bad debt so in a few months I can buy'n and fix'n to have rental cash flow!

I will need to start with wholesaling to build some cash reserves quickly. Then fixing and flipping and finally rentals to build my own portfolio. Have not been able to start yet because of cash flow.

I need to try wholesaling first and foremost since I spend most of my time just scraping by. I've been basically unemployed for two years and my UI has run out so I job hunt, grab things I can sell off of jobsites (metals), and have frequent garage sales. I also make necklaces from bead shows my wife and I have attended. I'm currently worried and not sure what is next for us. Her pay keeps dwindling and I can only seem to land month-long jobs. I have 3 of your books however and read them all the time. My wife remains sceptical and calls it pie-in-the-sky BS and unfortunately I have yet to prove her wrong. I remain dilligent though and trust that GOD will bring fruition to my book and time investments.

In my opinion the most exciting one of the three would buying and holding. As for right now I'm wholesaling and working towards buying and holding.

Dean, Always great info, thanks. I'm interested in wholesaling only. I've heard of a new way to make quick cash, it's called “Mortgage Payment Assignment”. Today it's hard for sellers to find buyers, and buyers that can't get loans. Mortgage Payment Assignment” gets the two together, and get a fee of 5 – 10 + thousand, depending on the sale price and negotiations. It's legal and everyone wins. It's done with a “Mortgage Payment Assignment” contract. Win, win, win. If the buyer defaults, the seller just does it again.
