Wholesaling is the best strategy to get started. You can do it without any of your own money or credit. Once you learn this strategy (and do a few deals) you can always wholesale.

I love the buy and hold for rental income strategy now. I want to know more about this strategy b/c now is the time to buy. I am excited about the prospect of buying low, holding for postive cashflow and then cashing out in several years for big money. How do we buy more of these properties today?

Hummm...I wonder what Greg Murphy would post since the three choices aren't what he's doing. Personally I think sandwich/cooperative lease options are a good low money down strategy, though still being bothered like a landlord is a....
I do have money and excellent credit, but fear keeps me from risking either one. So my choice would be wholesaleing in this economy while there's still motivated sellers.

My son and I would like to buy cheap. Do the rehab and rent out and maybe down the line sell depending on our individual situations. It's been hard to get my wife (Kris) to buy in. We have bought a duplex since we took part in your classes and we have been looking for another opportunity.

Hi Dean, I would like alot more teaching on Wholesaling. Since most of us are just starting out and don't have the funds to really fix up, etc. yet.

Also I would like to hear MUCH more info on HOW to get Realtors to work with you since they have MOST of the property listed under contracts for a commission to sell. I think there are thousands of opportunities (properties) to flip but getting the sellers to agree with us (the Wholesalers) instead of the Listing agents is a major obstacle.

We have done a fix and flip and are in the process of doing #2. We have a couple of buy and holds. We now want to do some Wholesale deals.

All three are exciting but wholesaling is where we what to focus right now.

We are most interested in buying in this market and waiting. We have been buying short sales and renting them for a positive cash flow. We plan to hold for a market increase and use the profit toward our retirement.

I would have to Wholesale right now. But my most interest is to purchase low, fix and flip or Buy and hold the right property. I've been in the succuss acadamy since Oct. and have only been able to help a couple of family members with wholesaling. My brother passed away and my mom and dad had to sell his trailor so I placed a craigs list posting and found a buyer. I also used postlets and signs and have finally found a buyer for my daughter's in-laws home. I believe if you help people-eventually it will return to you(you reap what you sow). I will keep working until it all comes together:)

I like buy low sell retail. buy and and hold

I am looking to buy low and hold for cashflow. Have a few properties already and looking to take it to the next level.

Right now I am trying to start with wholesaling. If I was able to do the buy and flip or buy and hold myself I would be all over it.

I think I'd rather wholesale to start out.
