I am interested in all 3 actually but Wholesaling is the ONE to start out on and make some money and get yourself in the position to do the other two.

What I'm looking at

Dean, I am buying good houses dirt cheap here in Kansas City and getting them fixed up and rented. I'm either going to keep them long term or they are all for sale. I'm using OPM (other peoples money) but I could sure use more. I need more training on how to raise private capital.

I feel like thanking you for what you do everytime I write. Your posts are informative and inspiring. Our family is more interested in wholesaling. We are finishing up a rehab right now and will do quite well with it. I like the advantages of wholesaling though; less or no cash needed to start, less risk, speedier transactions to name a few.

Wholesale and Buy Low & Rent

I have yet to get a deal. I have made several offers but no deals yet. Getting a little frustrated. I think I have been concentrating on REO found through the MLS and banks are not willing to take a big loss in my area.

I would like to learn to do wholesaling successfully. Finding Deals. And once I get some money hold some deals to rent.

Hey-we would love to win the I-pad! Right now we are interested in all three because every property may be a different situation and one solution doesn't necessarily fit each opportunity.

We have been focusing on fix and flip but we would like to explore the other 2 techniques.

I like doing fix/flips and selling to the end buyer. I wholesale the properties I get that don't quite work with my fix/flip criteria. I buy and hold using sandwich lease/purchase options when the numbers work for that strategy, have 2 of those currently. Will do all of those I can put together.

Since I'm a newbie who has no money, I'm going to start with wholesaling. It seems less scary, although building a buyers list seems a bit intimidating. The next phase of my plan is buying houses to turn into rentals.

Dean, you are the best marketer I've ever encountered, and I've met some amazing marketers, since that's my field.

My top priority right now is to buy an owner occupied property, live in it for free and generate a positive cash flow. I've been told I can do this more likely with a fourplex in my market, Salt Lake City. However, After I accomplish this investment, I'd like to get some experience flipping properties so I can eventually become a more knowledgeable wholesaler. I don't know if I'd like to continually fix up homes so wholesaling sounds more appealing.

I'd also like to do sandwich leasing if one of those deals come up during my search for deals. But at the end of the day, I'd like to settle on whatever strategy is working best in my market.

I most want to know about

Ways to get funding for fixing and keeping as rental right now. Banks don't want to finance properties in need of rehabbing.

I have been a "property flipper" for 30 yrs. when the banks cut me off despite never having defaulted on any of my loans.

Hello Dean ~ I am more interested in "Wholesaling" at this time. I literally have zero monies, been unemployed for sometime now. I really need a new computer because mine is nearly 9 yrs. old and crashes all the time. Really need a break here to get my life on track again.

We have done one fix and flip, and a few fix, hold, and rent, so now we would like to wholesale. We have a few buyers lined up, but just starting to look for properties. So far, our buyers want local properties which are hard to find low enough.

Just picked up a house for 16,000. I'm projecting 6000 in repairs (so fare I'm on budget) I would like to sell it by the end of August for $22,000 profit. So I guess I'm most interested in selling retail fast. How do I do that?
