Buy, fix up and sell retail

Would like to begin with the wholesale then the buy and flip! I'm not so new, bought in awhile ago but caring for parents has delayed me.

I would love to be successful using all methods. First, however, I would prefer to learn how to buy low, rehab if necessary, and rent until the market picks up and facilitates a sale.

I am interested in purchasing properties for really cheap, and then rent it out for cash flow, and sell it later down the road when the properties have appreciated. This is actually currently what I am doing.

Hi Dean, I am interested very much in wholesaling properties. I have 2 properties in short sale right now due to the economic situation and my renters losing their jobs and not being able to pay their rent for months, but I will not be discouraged. If I could get a buyers list and sellers list together and be able to use none of my own money, that would be a start for me to get back into real estate. Thank you Dean for all the education and help you provide to all of us.

Answer to your question about what kind of deals I want to do.
I would like to purchase property below the market rate and rent the property out. I would prefer the property is a multifamily building.

I more interested in buying really, really cheap and holding for rental and then when the market turns around selling for a nice profit. Once I master this I'll work on the other two.

I would rather invest, however, at this time my vote would be wholesale deals.
Cashflow
Great question! My 2011 goal is cashflow. I've done the fix and flip to retail a couple times this year and it has gone well. I'd like to continue to have these going on in the background to build up my cash funds.
But I'm most excited about getting a GREAT deal on a property, rehabbing and renting it out for cashflow. I'm just about to pick up a property like that and I'm able to fix it up BEFORE I close at the end of the month next week, so I can get a tenant in right away, get that appraisal up for a re-fi cashback, and I should net $500-600 in cashflow (conservatively AFTER all expenses paid) which I'm crazy excited about!!! I need more of these!! And learning to get creative on "where to find the money".
Having money coming in each month from various properties, is really where my target focus is right now.

Initial interest is to buy and rent.

Wholesaling strategies would be beneficial to me, so I can begin developing 1) a student-of-the-business mentality, 2) a "game plan", and 3) the seed capital needed to invest in my business, as well as investing in myself.

It is a hard choice between Flip & Sale or Flip & Rent... I plan to do both Later on and build a stable income with Build and Rent. But for my situation rite now (CASH POOR) I NEED WHOLESALE.... particularly assingnments.. I plan to build up to buy and flip 1st and then buy and rent for stability... I have foriegn cash buyers now and I am encouraged to use just assingnments on them... Wholesale is always good and for me rite now it is best.
Dean ... I have another question for you... Wat do you think about this so called Debt Cieling compromise and its possible threat on Mortgage intrest deductions... does not sound Good to me ... But ???? just another opportunity???

I would like to start with wholesaling earn quick cash, which can fund other deals like buying properties to flip and sale as well as purchase properties to develop positive cash flow. So if I had to choose one I would start with wholesale because that can get me started quickly.
