I'm currently focusing on wholesaling, but long term goal is cash flow from rentals.

I believe that wholesale deals are the bread and butter of the new investor with little or no resources available. Creative acquisitions of real estate can be made at any level, however; if you need fast cash, this is the way to go. Thanks for all the good advice Dean.

Having owned a number of properties over time, and with the exception of one, made a 20%-50% ROI, my goal is to build a portfolio for medium term cashflow and long term cash out

Wholesale... to begin with since I am unemployed and cash poor. I have been seeking employment to no avail and think you may be giving me my last hope for independence.

So I want to start with wholesaling and eventually go to purchasing, rehab, and renting for a continued cash flow. Then of couse I'd move on to puchasing and selling to homeowners.

I will continue to read your books to hopefully gain enough confidence to proceed on my own life-changing journey.

Personally I'm in this for wholesaling, to help people sell their home if it is a problem for them. At the same time I'm making money in the middle and my investors group is happy doing what they do.

Thanks again, buying cheap, rehabbing and giving someone a place to live rather through me selling or renting; any of those I prefer. Thanks for the great WORDS....

Dean I want to take a little time to thank you for all your hard work that you do to give us all this great info and trying to help all these people out there. I feel I could learn so much from you I would like for you to be my mentor You are the kind of person that is for real the kind I want as a friend and teacher I am a no body but I have alot of desire and a strong well to make thing happen. I am interested in all: wholesaling, buy and hold, and flipping. I would like to use the ipad to do my feasibility study on the field.

Interested in Wholesaling and move to other strategies as income increases.

I have been working on wholesaleing since I do not have a lot of money, but have been learning more about tax liens. I really want to make some money, because I want to explore all the options.

Dean, so far we have been doing buy and hold, owner financing and flips. We will be buying a property through our self-directed IRA and flip it. Most of our deals have been with no money down.

I'm looking at wholesaling currently. This is my strategy now until I can get more cash to buy and hold to rent and cash out in the future.
THanks Dean for the motivation.

My ultimate goal would be to buy and hold for the rental as cash flow is the only true way to wealth.

However, wholesaling interests me most right now, because I have very little money and not so good credit.

If I could wholesale a couple of deals before the end of this year.... You have no idea how much my life and the lives of others around me would be changed.

I am most interested in the wholesale side of the real estate market right now.

My first piority is a lease option.
Then rentals with the opportunity for the tenent to buy later when I can`t find someone to lease option, and finally wholsaling when possible.
I wouldn`t leave any strategy out..

Wholesaling is the best way to start if you have no money.

Hi Dean:
My goal is to Buy & Hold for rental income (cashing out later) but in my area of Florida, wholesaling seems to be the way for right now. It's been frustrating so far because the investors I've been bird dogging for have been sending me on wild goose chases looking for the perverbial smallest needle in the biggest haystack and the other's I've sent letters to have been ignoring me. The only good news is that I hear from others that Florida is a tough market right now with no cash. I'm looking now into other states to invest in. Help those people who WANT my help. My current financial shape means wholesaling first, the other 2 stratigies second.
The Ipad sounds nice but cash (for me at least) is better
I'll be watching for Friday

actually, i hope to do all 3 eventually. wholesaling might be the best place to start, but buying, rehabbing and selling would be a close second. just have to have the right deal. thanks, Dean!
