In this week's video blog Dean puts into perspective how even the smallest steps or tasks are part of the journey to your ultimate goals. Also, Dean offers some insight into his business model prompted by some feedback he received.

My Plateaus of Success

I have three plateaus I want to mention. My first was ordering Dean's book after doing extensive research on him. He had glowing reviews all over the Internet, but I was most impressed by the review on Rip Off Report dot com.

My second plateau was clicking on the real estate link on Huffington Post to read the articles. I have never done that in all the years I've been reading it.

My third plateau is posting a message on this site. Although I have visited often, I have never posted before.

My Small Steps

Hi Dean,

I am feeling excited with these small steps I am taking toward real estate success. First I bought your book and joined you Success Academy. It was very slow at first basically of doubt and fear. But because I was not happy about my financial situation I went back and re-read you book. Since your books say "take action"...so the next small steps I did since three weeks ago, I formed my team and looked for the right deals. Although not complete, I now have a CPA, two real estate agents, a mortgage broker and a bank loan officer. With the help of my agents I have lists of properties to look for the right deals. Another small step I took was I joined a Real Investor Club. This is also very helpful to actually talk to investor to share ideas and experiences.

It may take a thousand miles for me to reach my goal but at least I know I am in the right direction by taking these small steps. One day I might take a giant leap and close a deal. I will surely post it in this site.

Baby steps

Hey there, I am actually a new person to the program. I just got your book in the mail 2 days ago and I am currently on the 3rd chapter. I have to say that I feel as though I am already thinking differently as I drive down the road. I just got back from work tonight and I was reading the 3rd chapter and thats when I saw the link to the website in regard to the finacial calculator. I came to the site and saw the blog and I have to admit, the info you shared today about baby steps was just what I needed to hear. I was starting to debate on how to make the next move and your blog reminded me that success doesnt come today or tomorrow, rather in small steps of success we can look to see the end of the race (that first deal). We can only plan and train for success and have faith that our diligence will bring it along. Persistence will bring success. Thanks again

Plateaus and Kaizen

I attended a Kaizen workshop earlier this year. One main point was just to make a change toward improving your situation. It doesn't have to be drastic, just any action that will move you ahead.

Tonight was my first coaching session with the Success Academy...It was a great experience and I immediately dove into my first Lesson.

I guess I should give myself a couple blue ribbons for not letting anything deter me from succeeding in this program. I must admit that I haven't told anyone close to me about my RE Investing and it has helped to keep me focused. When I have my first deal done they won't be able to shut me up! And Dean, your blogs are tremendously helpful in sustaining the excitement I've been feeling.

My goal is to earn $10M by year's end and to overcome any fears I have in being successful. I recently heard that FEAR stands for "False Evidence Appearing Real". So from now on when I feel fear I will remember that it's probably false evidence unless of course I'm being chased by a grizzly bear! Either way I'll be taking some action!!

Well if we only decided to pack up and leave, you surely know how to keep us grounded. There were enough boots in the butts to keep us moving like the energizer bunny, going, going, going. One long video finally. I enjoyed every bit of it. Sometimes we need someone to get us and keep us on the right track. My mother would say, "someone to keep your head above water." Dean, as always we appreciate everything you do for us. We may not always mention it, but we do appreciate. Okay, my baby step, flipping out that debit card and purchasing, "Be a Real Estate Millionaire." God Bless.

Read two of your books, signed up with Credit Restoration Group ,called and met with local real estate agent willing to work with new investor, called and met with local rei club, contacted on line a proof of funds group, joined the local credit union, have decided to concentrate on fbo, will continue with the small steps for that first deal,....thanks, Dean for waking me up.

Good stuff Dean, the blog reminded of the 10% law and it goes as follows. Out of the total audience or people that view something that can improve their life by great leaps and bounds, BUT require change. Only 10% will take the real life steps to make it happen, the other 90% will fizzle off and go back to their routine as if nothing happened.
Often times these people get angry and jealous when they see others achieve success above them and will lash out over their own lazyness.
Keep up the great work Dean and thanks so much for NOT charging for the site. I'm glad to contribute to it in any way I can to help others push through and achieve their goals.

2nd time ordering your program

Dean in 2007 I ordered your program and even paid to join your success academy. Unfortunately I allowed laziness, fear, and complacency stop me from doing anything. I was even ashamed to ask for my money back. I decided to give your book (Be a Real Estate Millionaire) to a friend at work who was interested in doing real estate I thought your book should at least go to someone who is going to do something with it, instead of having it collect dust on my shelve.
In March 2008 I got married and have a 5 month old baby named Dario. What a blessing. My wife recently lost her job.
I was up late watching tv unable to sleep and there you were with that big smile and contagious enthusiasim. Dean there is something comforting about your words and a sincerity about you that I cant deny. So with whatever hope I could muster I picked up the phone and ordered your book AGAIN. I went online to downline your audio books.
I saw your blog about the Wright bros, very inspiring. After failing many times to get to that 1st successful flight they still were met with obstacles and nay sayers. The Wrights contacted the United States War Department, as well as governments and individuals in England, France, Germany, and Russia, offering to sell a flying machine. They were turned down time and time again -- government bureaucrats thought they were crackpots;
If the Wrights can go through all that failure, surely I can try to spread my wings and fly once again.
Thank you for giving me hope again.

Pretty funny, huh? Even funnier is that I don't usually read my horoscope after enough people in the past used to make fun of me for it.

So...today...subconsciously...I must have put up my "glass wall" so as not to hear the hecklers, and taken that first small step...of believing in myself!

I received my business cards in the mail yesterday and am going to my 1st Raleigh, NC REI club meeting tonight. I'm nervous because my husband can't make this meeting with me so I'm on my own, but it might actually be the confidence boost I need to show myself that even solo, I can interact with a bunch of RE investors, none of whom I know, and pass out my cards and begin laying the foundation of my own REI success!

Thanks Dean for making your experience and resources available to me and I promise you that it will not be in vain : )

Great reminder

Thank you Dean for once again breaking it down into smaller bites. It is a great reminder to take it one step at a time. I have just acquired my third property since reading your book and sold my first property for a $22,000 profit. It was an awsome feeling walking away from the table with that check. I learn something new every day and hope others will really take the steps to have the success that is there. Thank you again for always being encouraging and positive!

The blog really connected with me. I didn't realize all the little plateaus of success I've had so far, and haven't even closed on my first deal yet (although it's been accepted) One of my biggest I think is asking my brother in law to be my hard money lender. I think it took moxie for me to do it, but I went in with the mind set that I wouldn't take it personally if he said no, but he said yes! So, thank you Dean for this sight that offers all of us such great advice and information, and for your books that gave us the real estate bug in the first place.

My first baby,baby steps

I just wanted to say I have already have call Deans success Academy and my 2nd meet is set up for thursday. where I hope to take my 2nd little baby step. I also wanted to say that I have ordered all the other realestate course out there and I have always watched Real estate in my area for the last 12 years or so.
and I knew after reading the other course and all the crap they said the odds that I would find a deal they way they said was a long shot a better chance of winning the lott O Sad
I can say with a 100 % confidence after reading everything I can get my hands on from Dean That I will make my Very first deal Ever with in 30 to 60 days with the Academy's help.

Hi this is my first post. My name is Patrick Rivers and I am an 18 year-old college freshman from Alabama. I have been reading and studying realestate material for about 18 months now. I recently came to the conclusion that the rest of the things I needed to learn could be done so only by getting in and taking action. So for the past few months I have reached another plateau of success by going out talking to distressed property owners looking for a good wholesale deal to get the ball rolling.

My Story of Success On going from no deals to making almost 172k

Hello Dean,

I have learned a lot from your books and site. I am here to let you know what I have been doing since I last spoke to Steve on what I am doing. Steve is one of your coaches. I have recieved my first two deals in the past two months. I have been working with an investor from this site and we are about to sell our home we have for sale and that was my first deal.

My second deal is on my own I got a home under contract in an up scale neighborhood and I will be selling it in the next two weeks for profit of about 18,000. I will have that one under my belt and now I took the next step as well.

My third through fifth deals are on oceanfront property that will make me around 50k per condo, and I am still able to sell the properties with 80 to 100k equity built into it, so the investor makes the most of it when they buy it from me.

If anyone one is interested in ocean front property let me know, you can buy one of these killer deals with 100k equity build into it when you buy it.

Over the hump

Thank you Dean for giving me the momentum to get over the hump in the road. I have had great success in flipping vacant land in the past but with the turn of the economy that ended.

Your book and your enthusiasm inspired me to “get back into the game”.

Since getting your book in March I have purchased a house on the MLS that was an REO. Great house for my daughter! Valued in today’s market at $136K I purchased it for $51K!

Also, purchased a house at the courthouse for my son for roughly half price!

Absolutely the best $19.95 I have ever spent!!!

Your blogs are always inspirational...
I never realized how completely paralyzed I have been by fear, when it comes to creating a business for myself - rather than selling my butt off for some company I work for. You are right just take a new step each day, so that today is better than yesterday, and tomorrow is different and full of miracles forever.

Thank you to your company for allowing me to extend my coaching agreement by 6 months. I haven't done my first deal yet, but I will. After a failed business and loss of savings it has been the most financially challenging past 9 months. I spoke with one of your coaches who was great. He gave me some help regarding selling y own house, short sale etc. This weekend I got up the courage to call a real estate investor friend of mine who owns and rents about 150 homes in a small town outside of Dallas. We should talk this week and I am praying that she will help me to do some deals in Dallas. Have about $200. in the checking account till I get paid this week. I am praying about an interview I have today for a great job, and some miracles to start happening. I am ready for new beginnings. Thanks again, you are a great inspiration that I can do this! I MUST create new life skills, and create a business for myself and my son and family. I can teach him the business if he is interested. Then he can have a fantastic life full of promise, better than I ever did! I am doing this! Say some prayers for me to continue to follow through.

small steps

i have been taking small steps daily....as i operate my business of 8 years during the day, every night i educate myslef further with Dean. I read, watch the blogs, watch The Edge, take notes, visit web siteS, have my realtor send me listings, review on TotalViewRealEstate.com and make my offers. Have an investor that needs to spend his money soon! i have pushed my realtor to get into a bank hot list of props before they hit the MLS. she has succeeded and we are placing more offers. i am confident that it will hit for me.

We currently have an offer in on a lakeside home, 4/3 with a value of $325,000. we placed an offer direct to the bank for $120,000. Now, that is a great deal! i am must excited about this one over the other offers...any offer that we place, we make sure it is a good one, so if accepted, i feel confident.

this weekend, i am finally printing my flyers. i have a nice bright color and will start searching for my buyers.

Dean you are soo right, weather we think we can then we can but if we think we can then we won't. Success is not a place we arrive to but the journey it took in getting there, it's the sum of small efforts repeated day in and day and the ability to move forward in confidence. Thanks for the Blog Dean, the law of averages says, "for every no you get, it gets you one "no" closer to your "YES". I took the step of building my site and generating a buyer's list. Now I'm speaking to Banks and motivated sellers to tie and sell a few properties.

Possible big deal

I hooked up with a great company down here. The company is buying bulk 600 homes at a time. We are selling them for $26,900. They are refurbed for you and rent from $450-$650 per month. You have option to sell on a land contract or rent out. The company will sell it for you and place a buyer in it. You become the note holder/bank. They make payments of $500 to you for 15 years which will be $90,000. So you are helping families get into homes and own them in 15 years.
Or you can rent them out $450-$650 per month and wait until the market picks up and cash out big time. You already have equity in the home when you purchase them.
Investors here are buying 10 at a time and getting one FREE. Yes FREE. Wild huh.
The homes are in all different states such as Texas, Kentucky, MO, IN, Ohio and many more.
I have a client talking about buying 100 per month. I will keep you posted.

Well, I guess my first plateau was buying the books after one day finally deciding to buy them after seeing Dean on TV one morning. It wasn't my first time seeing him on TV, but I decided after several times of seeing that infomercial that I'd take the plunge.

I've looked for properties in my neighborhood and even called on some rental properties to see if the owner wanted to sell and in both cases they did. Unfortunately, both of these properties were out of my league financially...or maybe not. I thought about the lease/option to buy strategy, but I'm not financially able to pull that off right now due to what I know he was asking. But I'll try again with another property that I come across.

My first plateau of success

Thank you Dean for everything. I read both of your books and the informations were great. I followed the steps in the profit form real estate right now book.
I sent out a lot of offers in the last two months but some where regected and some i got a counter offer which was more that what i want to pay for the property.
I was discouraged at first but i did not let that stop me. I sent another set of offers again in August and one of my offer was accepted Last Friday. I will be closing on that deal by the end of the month.
I am in the process of getting the money together to close on the deal.
I live in chicago and if anyone know a good private money lender i can use for this deal, please let me know.

My Frist Steps

I remember it quite well lol... I seen your show on tv, late one night it was sometime this year, probably around April. I was heartbroken... after putting in 12 days straight, overnight, 12 hour shifts, I got a measely paycheck... Chicken feed. Thinking this is not my life, this will never work, I will never, NEVER, be able to support my kids with this kind of money. And mind you, I can't do this every week, this is all overtime, so my ACTUAL check was EVEN SMALLER.

I seen your program and I always heard and thought that you could make money with Real Estate... So I ordered, forgeting all about it... Then finally getting home one morning after working all night I see the package outside the door. I knew what it was but was too tired, had to wait until next day off... Then I started taking it to work, non-stop reading lol.

This was about a month later. I was in such a depressed state in my life, I COULDN'T do anything... I just broke up with my fiance who was pregnant at the time, legal trouble, and I just had my first child SNATCHED from me. legal fees ALONE just killed me, then I remembered one of the videos saying something like... "1200 isn't a lot of money but... if you had 1200 right now what would you do with it..?" (I think it was Anita??? I'm not too sure, my apologizes Laughing out loud). WOW. How that touched me... Then I decided to jump into it, make the free website, get the 800 number.

I got stagnant for about another month, I was too scared to call and fail... Then I decided. If I don't start calling I'll never succeed!!! I started calling about Houses for Sale, talking to people, and I did my first due diligence... Even though the owner wasn't motivated enough, it was still such a breakthrough!!!!

I am now in the process of getting a Duplex so I can live for free... this being about 6 or 7 months later. Incredible, the progress... I could have NEVER imagined "living rent free" actually existed while being so poor haha! Thanks to thinking a little different... His program taught me so much, I now have a vehicle thanks to Real Estate and thinking a little different! All be it not a house, still I contribute it to Real Estate, cause if I've never thought about it, took the dive... I'd still be walking, worrying about next months rent, rather then waiting to take that same rent, and put it in my pocket... or towards my next investment.

Monitize your aite in WIN WIN situations for everyone!

I believe that there is another way you can monitize your site without doing the same as everyone else...mainly because you know you are not like everyone else! Offer to "partner" with ALL of your students based upon the individual deals they are doing!

Have you considered offering "Transactional Funding" (for the simultaneous closing for short sales or subject to's and or assigns) If you offer it to all of us at 2-4%. I for one would jump on it and it would be an additional income stream for your company! Where your money would only be in play for the time from one room to the next in the closing. You can base it on the paperwork and the end buyer's financing already approved. FHC and other's are doing this now and it is really working for them. (You can ask Jeremy Roberts about FHC!)
Or setting up a funding source for all of the court house sales being held in each city around the country! I use excel to chart them and use MAO and formulas to determine simply "GO or No Go" at the last column. Then it establishes MAO for me. Currently in Winchester Virginia we are having 60 to 80 foreclosure sales per month and more. Not all are profitable but most are! Our problem is the 20% it requires to put down at bid! You could be the answer to this problem and profit in the initial letter of credit or fronting the bid and then split the profits based upon the end cash buyer already in hand! Or can you set up funding for people who have put together the exit strategy for the property in advance?

Brother....you are truly in position to explode this business for everyone and at the same time explode your profits in Win win situations! Use your capital and ask ALL of your students...that are seeing profitable situations every day....for new ideas on how you can help them to profit and partner with them right where they are!

What I see coming...I believe that based upon the lack of new construction of homes and the lack of the government agencies funding new construction of low income housing...coupled with the increase of unemployment and the ARMS maturing...I believe that we will see within the next 2 to 5 years...rent and lease costs doubling for the bread and butter housing. Couple that with the population growth from immigration and you will have an unreal opportunity for home owners and investors to profit every single month! I remember Carleton Sheets saying in the 70's that rent would one day be over $1000 dollars per month....we passed way beyond that and I believe supply and demand will do that again...beyond what we can see or believe!

I to can look back and give myself a pat on the back for the small steps I have made in the last nine months. I am still scratching my head to see what I have missed. I cannot seem to make any deal to completion. I try to get a finders fee and no one is biting. I try to make low offers and they have yet to be accepted. I am waiting on lender approval on several short sales and not one done yet. First one started in March and still it hangs out there. I am looking hard for buyers and find that I get bites, well nibbles but no one will take the bait. So even if the lender accepts my short sale offers I have no buyer to complete the deal. I am in a position where I am tapped out financially and on the edge of short saling my own home. And looking for a lease option to move into. My husband is not on board with me because he is the instant gratification guy. He gave up shortly after we submitted the first offer back in March. I am fighting his depression and lack of work in his JOB. He is a tile setter. Need I say more there. I am a massage therapist and that to is not much of a JOB right now either. So what my education in REI has done for me at this point is teach me how to shop for an investor who will be interested in helping me out of the rough spot we are in with our home, instead of getting the first deal done to get us out of our hole. I wish I had the money to pay for the coaching to find out what I have missed to make it happen or even a partner who can see the work I have started to completion with me. I keep working with all the material I have to try and cross the t's and dot the i's but as they say "have money to make money" and I have none to work with right now. So I am looking for another JOB to make ends meet. And If and when one deal goes through then I can pay to get some coaching. Thanks for reading this and understanding my frustration. Glad to have this site to turn to. It at least keeps me learning and taking small steps.
