Dean, You are such an encouragement! I have a couple of small plateaus. I spoke with a realtor. (Didn't like him). But, In reading postings, I'm not sure if it is best to work with a realtor or try things on my own. A realtor seems an easier way to go but I'm afraid it will eat up the profits. I don't feel confident to do it on my own.
I did find an investor but I am not sure he is ethical. How do I know to trust an investor? All of these questions are going thru my head, but at least they are questions I have not had before. I guess that's progress. Thanks again.

Baby Steps

Even though I took some time off, Oh I came to the sight at first, every other day, then I just stopped. I am rereading Dean's books. I really have no money but what I earn weekly (just surviving). So May through early June, I hired my son and his friend (they really baked in Hot ATL) to put out fliers. First I just put them in my own area to save on gas but I got no responses or people who wanted miracles. Then I saved a little gas money and got 2 handfuls of potential buyers and sellers. Well a third were just telling me to stop putting up my fliers. Well there was one potential home that was not available until next year. So with no money and a potential area that is 45 minutes away from me. I stopped everything.....Except in my mind, I have a potential property I want to lease (vacant for years) to own. The property could be used as an office with potential office space for rent while I live there and lease out the upstairs as a loft. I have been looking for work to save for a down payment and some renovations. I have no money, and no friends and family with money. I'll work another job if I have to. I hurt my leg last week and could not go out to talk w/managers but the lady with the house I spoke with months ago, called me recently, I don't know if she will be my 1st deal but she called and I had been thinking about that opportunity for a week or two. I also know a family that is looking for a house! Who knows! That's my little plateau! Baby Steps and I'll just keep on moving, if only in my mind!

I am sure that the other gurus are begging you to charge for this site. Of course they would because that is what they do. They claim they want to see you succeed, but they charge for every bit of information they provide. Perhaps they would be more successful if they took your attitude of helping others which equals great returns (aka Law of Reciprocation). Your site is awesome Dean and don’t EVER change a thing. Because of your site I met my, now, investment and business partner Jason Smith. In the last couple of weeks we have formed a company, Tag Team Properties, LLC, opened our business account, and have begun our path to real estate investing. Both of us live in Southern CA and it has been a struggle for us getting our first deal done, but we have NEVER given up! That is why we decided to partner up and form a company. We have spent so much time over the past 10 months running ideas past each other, figuring out new strategies and keeping ourselves motivated, it was obvious we should partner up. In addition, to keep myself on target I took over my local real estate investing club. Yeah, that’s right… I haven’t done a deal, but I am running a real estate investment club. Why would I do this? I did it because I want to be a successful real estate investor. If I am going to be successful then I need to act like a successful investor. I need to keep myself constantly focused on the vision. I don’t misrepresent myself to the 30 members of my club. They’re new investors too. So, I keep motivating them and teaching them the strategies that you teach us hear. What I have found is that they let the fear paralyze them from taking ACTION! Not me! Yes, I get discouraged, but then I see your blogs or read Anita’s stories and I think… okay, enough pity party, time to start making calls and putting in offers. In the words of Anita, “Failure is NOT an option!” Keep up the great work Dean and don’t ever let the other gurus’ change who you are, no matter how nasty they can be!

Well yesterday I got a call from a lady in foreclosure! You may think big deal, but I have put countless hrs into a mailing campaign and sent out letters 4 different times while tweaking the words for results. Long story short... She wants to meet with me and discuss the matter at her house this Saturday! She even complimented me & said even though she has recieved countless letters, mine was so well put she had to call me! I think I'm on 2 something Smiling

Super excited! My efforts are starting 2 show & must say this has been my best week this year!!

Thank so much Dean for this weeks blog. When we stop to think about what we have accomplished well it then gives you the courage to go on because I have really done allot. I have not made my first deal yet but I have learned allot and step by step I have set my business up for success. I know I will have a first deal for sure and the baby steps are happening and I am out of my comfort zone. I may not know what I am doing but I am doing something everyday to move me in the right direction. Thanks again because I will be one of your success stories for sure.

Hang in there... One word come to mind "perseverance." I live by it. Btw craigslist is a great tool to find investors, realtors, buyers & sellers. It has helped me ten fold. I would suggest you build relationships with other sucessful investors in your area. The knowledge you can learn from them could really help you progress.

Loved the vlog. With the great info. provided by Dean's books and this site, we are responsible to make our own success happen.

My basic steps to success so far:
-Buying and reading the books.

-Committing to being an active participant on this site.

-Doing something everyday related to Real Estate, even if it's just visiting this site, picking up the free real estate listings at the grocery store or thinking about my next step.

-Visiting open houses.

-Approaching a real estate agent who was a former investor to discuss working together. He said yes, but it wasn't a match for me so moved on.

-Checked out other properties online then did more in-depth research about them online.

--Decided if the EDGE home course was priced below a figure I had set in my mind then I would order it. It was and I did.

--Drove by a foreclosure going to Sheriff's sale. Found owners phone number and called to say I wanted to purchase before auction. Due to extenuating circustances of why it was going to auction (details in my journal), am not going to bid but I learned intersting information.

--Recently, called local banks asking for appointments. Only one called back to inform me that at this time don't work with investors. Moving on to the next one!

--Knowing without a doubt that everyday I learn something new about RE investing and that everyday I am one step closer to making my first deal happen, which then leads to the next and the next.

--I am very pleased with the books, with this site and with my progress. I am working at a pace that works well for me and feel confident about every step I take.

Hi there, I just thought I would tell you about some of the steps I have taken. I steped out and bought your book. I read it all the way through. took notes and shared them with several doubting Thomas's. It really set me back. Still listening to your blogs you convenced me to stop listening to them. I did. I continued to get a business name,account and phone. Which I still have. I called on realestate offices,went to meetings, and continued to listen to you. I figured if I paid for a class I will take full advantage. You keep me going when no one else does. It has been almost a year with no results. But I relized I have done just what you talk about in this blog #42. I need more help and confidence. I am still hanging back for some reason. I am not a real go getter YET. I will continue to listen to you until the time is right for me. My friends continue to laugh and gouge me about paying you to do nothing. They just don't understand where Im comming from. Thank you for your continued education and pep talks.

Hello everyone!
Dean....I love you and your ability to always inspire and encourage us. I am struggling with confidence and you hit it right on the nail. I have however asked a handyman who came to my apartment to replace a broken stove for a business card and he told me he does all types of handy work like laying tile, painting, carpentry, etc. I told him i am investing in real estate (newbie) and am in the process of building my team. I also asked my landlord how long he has been investing in real estate and he said not long....which added to my confidence level somehow...that i can do this business! Fear is Paralyzing! I have been reading your books over for the second time and am concentrating on chapter 8 "Removing your mental blocks....".
I am putting my efforts into wholesaling and assigning contracts at this time as this seems to be the least risky part of the business. Thank you for all that you have done and continue to do in order to assist us in receiving our hearts desires. I hope to be able to do the same for others in the future.

baby steps

Hello everyone, well just like everyone else, I too read the books,joined the academy,made a website,made flyers,had cards made,have my business name-LLC with the state,found a couple of buyers,looked at houses. Now lost a buyer( not going to buy now)no response from website found out that my email account was not working havent fixed that yet (dont know how)so I am looking for a new website location. my buyer is pre qualified for a loan just have to find the right house maybe today will be the day! I have a great realtor helping me, many people on the side that are waiting to be on my team to fix up a house I find. now I need an investor,so I am placing adds for this on craigs list today. I am not scared to move a head just need more hours in the day. Thank you Dean for all you do for us. I will make this work for me,my kids,my mom,my boyfriend.We all need a break in life sometime and I am ready for it to happen to me!!!

Small steps

I have been though seminars, read books on RE Investing, have even attended academies. It was not until Dean came into my life that I have accomplished one small step that I've been try to take for a long time. An investment partner (my brother).
It was not until I showed him everything that Dean teaches, convinced him that I was on the right tract this time. My brother and I are very close. He started me up in my current business venture, after loosing my corporate job, which is going very well. I wanted a way to repay him back. I figured we both love real estate ventures, why not do it together.
I'm very excited about it, I can see he is excited (though you can't really tell, pretty serious guy). Just got the book and going through it line by line, love the web sites, the videos, all the information...
I can't beleive Dean is not charging for this stuff...I can tell that he really wants us to succeed!
I will definately invest in myself and my brother by getting whatever tool Dean has to offer for our successful real estate venture.
Thank you Dean, from the bottom of my heart. I know what the other guys (so called gurus) are like, you are the real deal. Thanks again, and look forward to writing about my first deal shortly:)

My first plateau was walking into a real Estate office and talking for two hours about what I have learned on Dean's site. They told me I was crasy and it will not work in todays world. So I Went to three more offices. Im now working with a great agent thats sees my vision. I also have found someone to loan me money after the banks said no. So really I guess my real plateau was not listening to anybody amd just doing what Dean said to do. Tomorrow we are looking at a great Three plex. Worth 219,000 up for sale for 75,000...

The Smallest Step

Hi Dean,

I just want to thank you for the greatest blog ever! The time and effort you put into your business is an inspiration to us all. It's amazing how the smallest step can be the most difficult, because typically it's the first step. Unfortunatly for a lot of people a new way of life ends there, they become paralized by fear of the unknown and never take that next step. Dean, with your help I have taken that leap of faith. I have the books and am a member of your success academy, I ordered business cards and lawn signs, met with bankers, have a Realtor, have looked at many properties and put in offers on 2, so far. No deals yet but I am not giving up, failure is not an option. The small steps I have taken so far are too numerous to mention and I will continue taking those steps until the puzzle pieces all fall into place. Life is a gamble at best, but with someone like you dealing the cards, how can any of us lose? Dean, thank you from the bottom of my heart, people like you are far too few, but at least God has blessed us with you. Keep up the great work and may God bless you and yours always. Myra

I started advertising on Craigslist houses for sale to attract buyers to create a buyers list. I had been having trouble finding buyers. The next day I got a call from someone out of state looking to move up my way. I am currently looking for a house that fits their criteria to assign a contract. - Paul

After the first read through I called the best known R.E. agent in my area. He was convinced that this stuff will never work in So. Cal.

He had all kinds of reasons and I let him talk way too much. It knocked me back a bit for a few days, but I read sections that I needed clarification on again and it helped to provide more possibility to my reasoning. I really want this work, and I want to do it here in Southern California. So I called more agents, put ads online and decided to make it my mission to learn how to be an active R.E. Investor.

I have been writing my "Why Too" lists to keep the motovation, drive, faith and the action plans moving forward.

It's really hard sometimes because I am basically lazy. I love watching "wheels go round", all the creative thinking, brainstorming and problem solving, but I always want a staff to actually "Do" things! I guess I always knew that I was a multi-millionaire - I just haven't provided enough service and value at this point to a well selected hungry market so I can bank my results. I know of no other market, niche or industry that have proven to make it happen over all of recorded history other than Real Estate so this is where I need to be.

One of my primary "Why Too's" is make enough cash flow to be out of the bad debt, and have the freedom to focus on writing and recording my songs.

To travel with my kids who are still small, to drive the cars I want just because I want them, and to give back to my Mom and other family members who have been very helpful for many years. Having "Why Too" list is driving me forward and keeping as an emotional cause one of the most productive things we ever do.

Keep an eye out for my success stories. I am moving forward and taking charge to win at this business and for very clear reasons as listed.

I have a lot to learn and I am moving forward one small step at a time into becoming a well versed investor with good intentions to help people solve their problems and provide solid value and results for each person I engage with.

I just found two R.E. Agents who are sending me ideas, listings, and they full of the keywords we discussed, they are fine with presenting low offers as taught by DG and I am full of hope and a very positive intention to succeed.

talking about plateus, i have bought the book about 3 months ago i read it cover to cover and reviewed it afew times, my uncle is really good friends to this realtor that he presented to me. i told him my plans he claimed he was in, but once i asked him to find me some properties he gave me the cold sholders,claimed he was too busy. i guess he was thinking i was nutts! but anyway i gave him another chance, i waited a week and found a buyer with GREAT credit, i asked him to pull her credit because he also happens to be a broker, and again he hesitated, i was shoked and ready to give up. i went and spoke to a friend of mine who happens to be a priest, he is a business man also, he owns a car lot, mechanic shop and afew other business, so i made him a proposal to partner up with me, buy the way do to this other friend of my uncle's turning me down even when it looked as if i had a donne deal it shut me down mentally, so i did nothing for a couple of months!!! last weekend i decided to re-group and just take time and think. How can i make this work!?? sitting here wont bring me any money, so that is when i thought of the priest friend of mine.
once he heard one of my plans witch i will explain in a minute i came up with it and its a no brainer but it will only start to pay in 35months (long term investment,i call it the 40/80 effect!! lol) he loved it, picked up his phone and called his connections (money man) to come to his office, we have a meeting tomorrow at 4:30 pm, the man offered me an office at his place of business 100% FREE, and told me he was all in!! now this is how my strategy goes! over here in SW FL Naples, Bonita, FT Myers area there are lots of houses going for 60 thousand doolars and they are more than willing to let it go for 40 thousand cash everything included. so what i have donne was i went arroung talking to people i know who has BAD credit and are willing to buy a house! (u must be thinking where is he going with this is he nutts!!?? trust me it gets better)i came up with a list of about 50 people in one week!!! i like to call it "The waiting list"!the question i asked those people was.. .... Would you buy a house right now if i told you i could finance it and all you have to do is come up with 10% of total cost which is 8 tousand dollars and make monthly payment of 1333.33 per month for 60-72 months???? ok if i find an investor whos willing to put the 40k cash for the house (whitch i found) i can turn it arround and sell it for 80 thousand dollars and finance the house for a short term of 6 years to the people on the waiting list!! this is how it works: investor gives me 40k to invest on the house i will than have a lien on the deed of the house with the investors name all over it, i will charge the customer 10% of the 80k witch is 8k the customer will pay my company 1333.33 per month, every payment the customer sends me will go to the investor becouse i want to lower the ballance he loaned me fast, so i will pay the investor part of his money plus 10% interest on the remainder balance. my calculations shows me that if i do this i will have the investor payed off withing 35 months and the title will than be free and clear from anything and it will be mine! now the remainder payments my customer makes will come directly to me and no one else! and if in 35 months the customer decides not to pay anymore i now have a house 100% FREE! i put no money into it! if you think about it i have just more than double the investment of 40 and made another 49,331 to be exact not counting the 8000 i asked for the down payment. and the thing is you can do it for 7 years, and maximize your profits, people would still do it without hesitation becouse banks are financing for 30 years and they triple or quadruple their money on the finance part, i dont have to be as greedy and just move on i have not yet made a deal but really folkes do u think that any investor with the right mind frame would turn down a 10% RETURN ON THEIR INVESTMENT WITH SECURITY??? i dont think so. with security they can open a cd that pays 3% i am giving tham more than triple the amount!! here is the specifics on how i pay the investor i took the time to do it too maybe this will make you understand it better!!

i holpe u guys try it out becouse right now you can make deals like this the prices are bottomed out!! in 2-3 years i doubt we will be able to find 40k houses over here in this area!

my first step

Well first let me just say that keeping this site FREE is a must and completly awesome of you!

Ok, My first plateau...well this actually was not my first, but was BY FAR the biggest. See I don't fly well, most of the time I have to take something like valium, to get me through it. Even thinkiing about flying gives me anxiety.

My biggest step was getting ona plane and flying 5 hours to AZ for the EDGE conference. It was a MAJOR step out of my comfort zone....MAJOR!

Also whether we want it to be or not, success IS baby steps. I would love to make a boat load of cash right out of the gate, but it just doesn't happpen. I've been pecking away at the REI game for a little over 2 years now (activly) and I have only done one deal! It's a rental that cash flows $350, most of which has been going back into the house...ugghh....but I keep at it, trying to get my second deal. Doing things I would not have last year

Just a couple of weeks ago I called about an apartment building. I seen that they had an apartment building for sell I wanted and I called about it. It was a good deal and I wanted to get it with no money down. Well I almost made it but was cut off the finish line just short of the deal.I got the owner4 to agree to finance it with only 5% down from me and he was going to hold the paper. Well that was going to be 30K down. I could use all the rent deposits, the back tax money and some fix up money from him and then I would have to come up with the rest but could not do it. I just did not have the money to pay it. I don't know what I was thinking but I guess I was hopping for something to happen but it didn't. My point is I did things I would not have done before. I made the call and starting working the deal which I would not have done a few months ago. I'm not giving up. I have to find a way to get some money for these down payments somewhere or somehow. Thank you for all the help you gave me so far. By the way, I don't just learn from you. I search the web and anywhere else I can to get all the info I can about real estate. I don't think one person knows everything about one subject and there is always something new to learn no matter who you are. Keep up the good work!!!

step by step

I really needed to hear that blog tonight. I'm trying to buy or lease a apartment building with a commercial store front for a bakery. There isn't a realtor involved (thank God)but the owner of the building owes more then the FMV. I wanted to lease it but neither of us would have enough money to cover our expenses.I REFUSE TO GIVE UP.I was about to call the advisery line when I saw the new blog from you Dean. Thank you I know I can do this its just a matter of working out the bugs.

Our small steps
We joined a couple of months ago. We bought and read the books,joined the university and read everything we can about investing. The coaches, the blogs and info from others have been a big help and though we haven't had a deal yet we have been able to help others with some real estate problems they've had just from the knowledge we have acquired so far. i loved the blog and i always watch them they are so wonderful and inspiring.i believed in you from the first time i seen you on TV. I'm working on my first deal I'm not using any of my money which i don't have anyways but i will soon enough.I'm going to purchase the home for forty thousand put twenty into it and rehab the house myself.i should flip it for a forty thousand dollar profit.I've been approved for twenty five thousand I'll have to find the balance still.I've done this so far with bad credit.So everybody you have to PUSH FOR SUCCESS ..................

My husband and I joined the Success Adademy about 3 weeks ago. Our most recent challenge has been trying to locate investors. There are no clubs locally, but the advice of the coaches has been invaluable...we know we just need to keep hammering and we believe it will happen. The greatest blessing has been finding the power team that has the quaLities that we think are going to help us pull this thing together. We found a great real estate agent, and he is putting us in touch with some of the other PT members, so we know it will happen when the time is right. We are relentlessly seeking property and connections. We ordered our business cards (so exciting to get in the mail), set up our phone line, and with the help of ALL of the awesome coaches, we are steadily building confidence...that was probably our biggest Goliath and the most exciting to overcome. Dean your pep talk today just confirmed what we are constantly telling ourselves, it was just great to hear you cheering us on. So thanks!

First, thanks so much for this blog! Anytime I’ve discussed my plans to get involved in real estate I've always given you the credit for putting the idea in my head (& providing a cheap book WITH a money back guarantee) & have always said that in my opinion you are the real deal—not another “guru” that dangles a carrot to get you to buy more & more. Anyone that visits this site can see that you’re committed to providing us with the tools, wisdom & encouragement to succeed.

Now, I read the book, I posted in the forum, I read posts from others, I learned about RE forms, learned about strategies, types of deals, contacts, etc. etc. Then I took notice of FSBO signs, searched foreclosure listings, potential short sales, etc. etc. Then, I finally got the courage to go out & look at properties, call agents, & send out offers on 7 properties. This all happened in the last 2-3 months. All my offers were rejected & I started to think that maybe I can’t do this. BUT… I realized that I learned something through that exercise. I learned more about what banks are looking for in a short sale package submission. I learned that I can’t use the ‘raw’ wholesaling strategy of assigning contracts on short sales & REOs. I learned how I can go about working with those types of properties. I got more comfortable in talking with agents & getting them to assist me. When I realized all of this I said to myself that I’m not going to give up! I haven’t done my first deal nor have I gotten even one offer accepted, but I KNOW they’re coming.

That’s what I meant Dean when I said “you confirmed it”. I am headed in the right direction. THANKS!

Thanks great blog and it's KI-ZAN. ha ha. I work for a Japanese company so I've at least got that down. My first step was ordering your book Profit From Real Estate Right Now. My second was reading the book, about half way through it already, and my third was joining your Success Academy last night. My wife and I are very excited to start out journey to financial independence, by that I mean out from under the thumb of debt. We look forward to our new careers and can't wait to get started with your team.
