I've been studying your books and everything I have from you and have finally begun to get the info to sink in. I only have one problem to iron out. That is: Once you have made an offer and they have accepted it, how do you have the right to sell it to someone? Do you just call your buyer and say I have a property that I can get for ($$$) this much, do you want it? Then (This is the part I'm not clear on) do you have to ask them to write the check for the amount you asked for and take it to the seller, purchase it and keep the money that is over the selling price? Because it seems like it would be very hard to get someone to just write a check to you? Or if they write it to the owner of the house how do you get your part?
If that question could be answered I would do this...I've got all the rest figured out.

These blogs keep me fired up and blazing trails to financial freedom. True Financial Freedom Even though here in the Cleveland, Ohio area its "TONS" of nay sayers and people that "Think" they're stuck in the 40,50 even 60 hour a week grind on the JOB. (Just Over Broke). Trading time for money, getting peanuts and a 30 minute lunch break in return for all their hard work and no sleep! I'm riding this real estate train into the sunset and bringing along whoever wants to ride with me
Action!
I attended a boots on the ground weekend seminar in April. I'm building my buyers list and I am getting ready to put in offers on properties this week. The trainers at this event were great, they really give you the tools and the confidence to go out there an do it! I look forward to going to more events and finally doing what I have wanted to do, but have never taken the appropriate action. Thanks Dean, for your Monday Morning Weekly Cup of Wisdom! It always gets me off to a great start.

Buying Summit May16-19
Just got back from this week-end in Las Vegan. All I can say is WOW. I can now see that I can have a retirement package that I create on my own and I control myself.
What an opportunity I have as an individual to create wealth and not have to depend on government or any other source.
My sister and I are working this together.
Veil Corp hit on some Trust Account issues that we are going through at the moment. Yes, we are involved in legal battles over money, but more important Elder Abuse also.
The information we receive helped us feel better about where we will go in the future with all the protection of future assets that we accumulate.

Dean, I just wanted to say thank you for this weeks incredible Weekly Wisdom! This one is by far the one that resignated with me.
Now, If I could just get out of my own way, and gain some confidence... I will be fine.
I do get emotional and I have made many emotional decisions through out my life. I have tremendous self doubt. This is most likely the reason why I am lacking in this area. It's not the naysayers, it's "ME".
But, I don't want to lack anymore!!! I love helping people. I was born to do this!
I am ready to take action, ready to take ownership & ready to overcome any obstacle, if I could just keep moving forward....
We are currently a one income family, so the Success Academy is not in my near future. Although, I know that this would change everything.
This bolg is the most logical thing & makes the most sense.. And that I can honestly say, has hit home.
If anyone has any suggestions that may help, please, I'm all ears!!

Logical Emotion
DEAN, love your advice and energy, thank you for keeping the motivation to endure.
I do like watching and reading posts here. Regardless of the fact that I have only 1 deal since 2009, we are not quitting. We hope that something changes and/or clicks here in our market to allow all this to happen. We have a mixed team here, I am logical in my decisions here, and my partner (wife) is more emotional. What a team we make and it is fun. We have had great success in our one deal giving us a positive cash flow, and we have been looking for the next deal(s). Anyone had a lot of success in Utah area? Anyone willing to mentor a little? We seem to be in corner trying to get the next deal and would love some more advice or suggestions, etc. We are willing to do "flips" or keeps. Our lenders/banks/title companies/toerh investors, etc are telling us that assignments since the burst have not gone through and so not sure about them now. I work for an RE company and have seen alot of things that lenders are/aren't allowing. Anyway not quitting!!!!!! But HELP!!!!!

My husband and I looked at Real Estate Over the weekend looking to buy a property to buy and hold and eventually retire to in our favorite area. Spoke with a local Realtor and found that I needed to explain a great deal about an investors strategy. Anyhow, this is in an area we would not have considered before because of the high cost but this area is ON SALE and now is THE TIME.
Would love a copy of your book (the only 1 we don't have.

My wife and I have been following your activities for the last three years.
Your "weekly wisdom" has kept our inspiration at a high level.
Your latest book "30 Days To Real Estate Cash". inspired us enough to contact some real estate agents. I found one that set me up for the MLS information for Maricopa County here in Arizona.
I found 30 homes that appeared to be having problems in selling, (time on market, handyman special, as is, make offer, etc.) but the agent that furnished me with the information would not present my offers without proof of funds and earnest money. In canvassing the area I kept receiving the negative response.
As an alternative to presenting these low ball offers, I followed up four weeks later with the original agents of these undesirable properties. These agents indicated these less desirable properties had already sold, at or above, the asking price. Several had done so with multiple offers. Had I gotten my offers presented, they would not have been of any particular value.
It would appear that in the last nine months, the Maricopa County area has gone from a buyers market to a sellers market. Although I did not find an agent that would present my offers, Matt’s method of making 25 low ball offers does not appear to be feasible at this point of the real estate cycle.
If there is any more information available on being able to show proof of funds or how to not have to furnish earnest money, I would be very appreciative.

logical yes, but.........
I am 48 and for years have made numerous attempts to make that leap into the real estate investmant world. I've read the books, seen the videos, taken the classes, and yes I've been a loyal disciple of DG. How come i'm still stuck? I a am most interested in wholesaling and yet I'm still stuck. At the end of the day, all the "gurus" give only enough info away to get you to spend thousands on a seminar or some "exclusive" coaching. Wanna be a real mentor? Help me walk through the process. If I'm successful, you too will be because I will share all the profits; 50% to be precise. Dean, are you up for THAT challenge?

Investing in real estate right now is logical because it is so simple. Simple enough for anyone able to think and communicate in some way to do it successfully. The key is taking action.
