One neighborhood has subdivisions running $125- 145,000 and 2 miles down the road the sub divisions run from $850K-$4 Mil. New housing is going up on all corners of the city. I found 23 houses for sale in my zip 3 bedroom from $140K to 459K.

4. What’s the average rent for that same house?
-- Around $850 to $950 on the low end houses, and $1800 to $2750 on the higher end houses.

5. What are the average annual taxes for that property? -- Around $2800 for a $145,000 house.

1. Sanford/Fl. However our best housing market here is in Deltona/Fl. which is volusia county 5 miles away.

2. Current Unemployment rate is 8.1 (760,000) and 12 months ago it was 9.6 (896,000)

3. Within my area we have a lot of foreclose properties, bank owned properties and abandon properties also. Some will need a lot of work and some doesn't need as much. The square footage for these homes can range anywhere from 800sqft to 2500sqft.
As well as prices ranging from $25,000 to $75,000. The average home within our area can range from $35,000 to $100,000.

4. Average rent here is around $850 per month. But you may be lucky enough to find a few properties at $750 but can go as high as $1100.

Most buyers are from NY and North Jersey where there is a much higher income. 3.Average sale price for three bedroom homes is $312,276 4. Average rental about $1400-1800 depending on location. There's a shortage of single family rentals on the island. 5.Average taxes are just under $4,500 anually. 6. Average sale is 120 days. Note: Brigantine is a small island made up of a mix of owner occupant and vacation homes. I feel there will be a strong resurgence in this market as the prices are now attainable for more propective buyers due to the price drop since the crash. I am a real estate broker/associate and a mortgage loan originator in the state of N.J. I would be an asset as well since I have bought and sold dozens of single family units over the years.
