Higher priced homes than Jax, however the schools are top rated in the state. I am constantly hearing about the need for rental homes in the area. The rentals that are here sign for no less than one year.

I lived in Houston all my life, and I can tell you that there has always been some kind of construction going on. Houston is on its way back. With that said a 3 bedroom house in the Houston Metro area can range from as low as $65,000 to $325,00 and the rent can range from as low as $675. to $3,500. per month. The same holds true for the property taxes they can range from $1,500 to $3,500 and up. This month there are 134 pre-foreclosures and 809 foreclosures in the Houston Metro area, as you can see we do a good market to work with, but you can also see the number of pre-foreclosures is a lot lower than the number of foreclosures.

Seabrook, NH is a sprawled out town bordering the Atlantic ocean. The numbers I gave you above are generally for the areas away from the beach areas. There are homes in this town that range from $20,000 to $2.75million depending on how close they are to the beaches. Beach rental properties can range anywhere from $1000/week to $3500/week during the summer seasons. There are also winter rentals and yearly rentals on the beaches that range from $1700/month to $3500/month. I believe that Seabrook, NH is the way to go Dean and Matt. Give me a call!! Utah- I have been in this business successfully including the down sides, of our every changing economy since 1976 as builder – developer- Broker and Investor.
So basic in Utah are the following, does not include saturation, absorption, cap rates and velocity rates and/or ratios, and/or building permits. Big turn up in multifamily with younger and older populations turning to the rent not buy.
Why hedge funds and others are packaging the new securitization of rental agreements as a portfolio in the arbitrage of interest rate wars over banks. Carry interest is still taxed at capital gain rates…for now.
