The market here in Detroit or the metro Detroit area is hot because it is cheap. This area is down but not dead so this is the place to invest born and raised here I can give a idea of price from 2 main cross streets alone.The homes are moving fast because of price.Some investors are buying property here in bulk sight unseen,and never plan to come, but Im here and I can see

Average home sale of 3 bedroom is $179,000 (based upon sold not listed)
Average listed 3 bedroom is $211,000
y-o-y increase is trending at ~11%

Rental Housing: Long Island has only 17% "rental stock" as opposed to other Metropolitan Statistical Areas which average approx. 35%. It is one of the lowest in the country. This makes for a high demand for apartments/rental homes. It is why LI residential rents are some of the Highest in the Country. $1200-$2000/month for one bedroom apartments. There is very little "Vacancy Factor". Rentals are in short supply. Residential Real Estate Brokers charge the Tenants a commission not the landlord.
